Bel Air is still moving fast, even with more homes on the market.

In the three months ending July 31, 2026, the two core Bel Air areas both had 1.9 months of supply, according to the Real Estate Data Aggregator. That is still a tight market. More than half of homes went under contract within two weeks.

The honest catch is that inventory is up across every part of Harford County covered here. Buyers have more to choose from now. So while demand is still strong, overpricing carries more risk than it did a year ago.
