🚩 RED FLAG #6: Plumbing Problems
"Turn on the Faucet!"

Here's your permission to turn on the faucets during a home tour. 😉

Check the water.

🚩 Look for:
• Low water pressure
• Slow drains
• Leaking faucets
• Water under sinks
• Discolored water
• Toilets that don't flush properly
• Signs of previous water damage

And don't forget to look at the water heater.

Ask:
How old is it? Has it been serviced? Has it ever leaked?

💡 Homebuyer tip: Don't just look at the pretty parts of the house. Check the things that make the house function.

🚩 RED FLAG #5: Questionable Elect
"Don't Get Shocked Later"

Electrical problems aren't something to shrug off.

During your home tour, watch for obvious signs of DIY or questionable electrical work.

🚩 Things to notice:
• Exposed wires
• Missing outlet covers
• Loose outlets
• Overloaded outlets
• Lots of extension cords
• Unusual switches or wiring

You don't need to diagnose the electrical system during a showing.

That's what professionals and inspections are for.

But if something looks questionable, ask about it.

⚡ A few questions now can prevent some very expensive surprises later.

🚩 RED FLAG #4: Doors & Windows That Don
"Why Won't That Door Close?"

Open the doors.
Close the doors.
Open the windows.

Yep… actually test them. 😉

A door that sticks could be nothing.

But when you notice multiple doors and windows that don't operate correctly, it may deserve further investigation.

🚩 Look for:
• Doors that won't latch
• Doors that swing open or closed on their own
• Windows that are difficult to open
• Large gaps around doors
• Uneven door frames

It could be simple wear and tear—or something more significant.

Don't just admire the house. Interact with it.

🚩 RED FLAG #3: Cracks in Walls or Foundation
"Cracks Aren't Always Just Cracks"

Not every crack means a house is falling apart. 😅

Homes settle. Materials expand and contract. Small cracks can happen.

But some cracks deserve a closer look.

🚩 Pay attention to:
• Large cracks
• Stair-step cracks in brick
• Horizontal foundation cracks
• Cracks that appear to be getting larger
• Cracks accompanied by sticking doors or windows
• Significant cracks in foundation walls

Don't panic—but don't ignore them either.

A qualified home inspector or structural professional can help determine what's really going on.

"Follow the Water"

Water can be one of a homeowner's biggest enemies.

During a showing, look up! 👀

Check ceilings, corners, baseboards, closets, underneath sinks, and around windows for signs of moisture.

🚩 Watch for:
• Brown or yellow ceiling stains
• Bubbling paint
• Warped flooring
• Musty odors
• Soft or damaged drywall
• Mold-like growth

A stain doesn't automatically mean there's an active leak—but it deserves an explanation.

💡 Homebuyer tip: Ask whether there have ever been leaks, flooding, or water intrusion issues.

When it comes to water damage, don't just look. Investigate.

🚩 RED FLAG #1: Fresh Paint in Suspicious Places
"That Fresh Paint Might Be Hiding Something"

Fresh paint isn't necessarily a problem. But if you notice one oddly specific wall, ceiling, or area that's been freshly painted, take a closer look.

It could simply be an update…
or it could be covering water stains, cracks, mold, or previous damage.

👀 Look for:
• Paint that doesn't match surrounding areas
• Freshly painted ceilings
• Bubbling or uneven surfaces
• Discoloration around windows or ceilings
• Musty smells

Don't assume. Ask questions.

🏡 A pretty wall is nice. Knowing what's underneath it is better.
