Farmer's markets are in PEAK season right now...
Which means only one thing.
Don't sleep on the gorgeous opportunities in our backyard this weekend.
Beaverton's is right next to the Library.
Be sure to get there a little early to find some parker.
If not?
Nothing wrong with getting your steps in before enjoying an array of gorgeous, tasty fruites & veggies.
And don't let the bread at the Dos Hermanos line scare you - it should encourage you!
The fresh sourdough is worth the wait.

Most sellers think they've missed the spring window and decide to wait until next year.
That's usually the wrong call.
Summer has its own advantages, and they're real.
Families with kids want to close before school starts.
That's a hard deadline that creates motivated buyers.
Inventory tends to plateau in July and August, meaning less competition for your listing.
And the longer days mean buyers are out looking on evenings and weekends in a way they aren't in winter.
The summer selling window closes around mid-August.

Hillsboro is one of those cities people underestimate until they actually spend time there.
Intel's global headquarters is here.
Meaning a stable, high-earning workforce and the kind of economic anchor most cities would kill for.
The job market is real and so is the demand for housing.
But outside of the tech corridor, Hillsboro has a genuine downtown with a farmers market, a arts scene, and some of the best Mexican food in the entire metro along its historic corridors.
Light rail connects it directly to Portland.
The neighborhoods are varied, from newer planned communities to older established streets with actual character.
If you're working in the tech industry or just want more for your housing dollar west of Portland... Hillsboro deserves a real look.

A home warranty comes up at almost every closing.
And most buyers don't really know what they're buying.
Here's the honest version:
A home warranty covers repair or replacement of specific systems and appliances:
HVAC
ā
Water heater
ā
Electrical
ā
Plumbing
ā
Kitchen appliances.
It's not homeowner's insurance, and it doens't cover everything.
It doesn't cover structural issues or pre-existing conditions.
They typically run $400ā$700 per year.
The value depends entirely on the age of the home and the systems in it.
They've actually evolved greatly over the years.
They're a true asset and friend to the buyers coming in.
A lot of times when someone's going for repairs?
Including the warranty gives complete peace of mind because it's just that solid.
On a newer home with updated systems, probably not worth it.
On a 1970s home with an aging furnace and original appliances potentially very worth it.
I walk every buyer through this decision based on the specific home.
It's not a blanket yes or no.

People always ask me what surprised them most about moving to Beaverton.
Nine times out of ten, the answer is the food.
Beaverton has quietly become one of the most diverse dining corridors in the entire metro.
The stretch along Canyon Road and into the city center has Vietnamese, Korean BBQ, Persian, Ethiopian, Japanese izakaya, Thai.
All real restaurants with real food, not chains filling strip malls.
Syun Izakaya has been a local favorite for years.
Khamdee Thai Cookhouse is the kind of place regulars don't post about because they don't want it to get crowded.
The Beaverton Farmers Market on Saturdays is genuinely one of the best in the state.
Just make sure you are prepared to stand in a LONG line if you're looking to get any of the fresh bread (it's worth it).
If you've written off Beaverton as a suburb without culture?
You're sleeping on some of the best food in the country.
It's not too late to check it out!

Here's what the Portland metro market actually looks like right now.
Inventory is still below historical norms... but it's higher than it was two years ago.
That gives buyers more options.
The frantic 2021-era bidding wars are largely gone.
Homes that are priced correctly are still selling quickly, often under two weeks in desirable areas.
Homes that are overpriced are sitting. And sitting in this market is expensive.
For buyers: this is a healthier market to navigate than anything we saw in the last four years.
You can be thoughtful.
For sellers: the window is open, but it rewards realistic pricing more than ever.

Not all landscaping pays off before a sale.
An elaborate water feature?
Probably not worth it.
A pool?
In Oregon, almost never... it actually narrows your buyer pool.
But these things consistently move the needle:
Fresh mulch in the flower beds; cheap, immediate visual impact.
A power-washed driveway and walkway.
Trimmed trees and shrubs that frame the home instead of blocking it.
A freshly painted or stained front fence if you have one.
The goal before listing isn't to beautify.
It's to remove every reason a buyer has to mentally discount your price before they walk through the door.
The buyer needs to feel the love.

The kind that makes a buyer realize this is a home, not a house.
