Does this deck need to be replaced?

When you're checking out a property, that has a deck, make sure you check it out. It is fine if it needs to be replaced and you budget that, just make sure to factor it in.

Is this Carpet a Keeper??

No, no it's not. It fails every test of carpet and that is fine. Carpet needs to be replaced, especially in rentals.

If I were in the market, I'd consider this house. It also has a DADU.

DEAL BREAKER or not?

When you check out an investment property, you want to look at the structure, top to bottom. I would hire an inspector and if you find a problem, assume there are more.
