PSA from Cash...

It's getting rough out there kids. With an AQI firmly in mid-range for sensitive/compromised groups, and the likeliness to hover (and possibly increase) in coming days... let's talk best practice for a minute.

General recommendations include things like not going outside. We'd consider that pretty self-explanatory. But did you know there are other things you can do to limit your exposure?

* Change out your furnace filter to a new one. And preferably one with a MERV of 11 or 13, depending on what your system can handle
* Keep the HVAC system running nonstop. Flip that fan switch from 'auto' to 'on'
* Take a break from chores. Skip the vacuum, dusting, etc. No need to stir up additional particulate right now
* Change up the dinner plans. Grilling outside is clearly not going to help you avoid exposure, but if you're on a gas range/oven... limit what you're cooking inside too. Plus, deli sandwiches for dinner make for easier cleanup

"Then what's the point of having an inspection?"

We were asked that question recently after a buyer found out that a seller isn't obligated to fix anything/everything in an inspection report. And although it's an easy one to answer verbally, we find it best to explain things with visual examples. That said...

Here's the exterior portion of a mini-split heat pump. From our own house. It desperately needs cleaned (completely forgot to after the second round of cottonwood this Spring)

We're literally in the business of identifying things that need done in order to keep a home functioning at it's best... and even we missed doing this.

Cleaning it is easy. But it's obviously also easily overlooked.

This. This is what an inspection is for. Yes, it's also to help protect a buyer. To identify major issues, etc. But at its base, it's purpose is to simply inform. To provide data. To help you learn about your house and its needs.

That way you can clean the mini-split before it's ruined due to maintenance neglect.

Ok, so this is unrelated to home-ownership and instead falls back on Sam's first passion/past life... restaurants
(for those that are unaware, Sam spent more than a little time working in the foodservice industry)

Anyway, Tango always had a gotta-stop-here set of 'rules' for getting food as we drive all over Central IL. And they've yet to disappoint. So we're sharing those now...

1) any place that has a sandwich board, wall sign, etc where the lettering is mismatched - especially true when they also serve Greek food
2) any Mexican restaurant that's attached to/part of a grocery store - always get both the mild and hot sauces!
3) food trucks - and it literally doesn't matter what they serve, just stop and order
4) mom and pop/private bbq places - especially ones that are not on a main road or are located in a small town

That said, a big shout out today for Healthy in a Hurry
We haven't been on a route that has us crossing their path for some time now, and we're absolutely craving their fish tacos.

Ok, so we've clearly gotten bad about not posting the way we did years ago. That said, we were just reminded of this day and so here's a throwback for you

There are people in this industry that you love to work with, and then there are people that you just absolutely love!
Amber Cook-Real Estate Agent, Keller Williams Revolution is definitely in both of those categories!

Sam got locked in a front foyer today (bad door hardware on both sides) and given that Cash doesn't have opposable thumbs he was no use on playing rescue dog.
We ended up hailing a neighbor, but Amber was willing to drop everything to come help out.

Now THAT'S someone dedicated to their profession.

Encountered this on an inspection today. Pretty sure this would've been their fridge had they been roommates in college
