Water Usually Finds the Weak Detail

A home does not have to leak because the roof failed. Many moisture problems start at the small details where different building components meet.

Windows. Doors. Roof-to-wall transitions. Stucco terminations. Penetrations for plumbing, electrical, and HVAC. These are the places where good workmanship matters most.

Florida homes deal with heavy rain, wind-driven water, humidity, and long periods of moisture exposure. That means the goal is not simply to use “waterproof” products. The goal is to build a complete system that manages water properly.

Good construction includes properly installed flashing, sealed openings, correctly layered weather barriers, positive drainage, and careful attention to transitions before the finishes cover everything up.

One of the biggest mistakes in residential construction is assuming caulk will fix a bad detail later. Caulk is maintenance. Proper flashing and drainage are construction.

An ADU Is Small, But the Planning Isn’t

A backyard cottage, in-law suite, or accessory dwelling unit may only be a few hundred square feet—but the utilities can make or break the project before construction ever starts.

Before drawing the floor plan, a builder needs to understand how the new space will connect to the property’s existing systems.

Where will the water come from? Can the existing sewer or septic system support another dwelling? Is there enough electrical capacity? Where will the HVAC equipment go? Will the new structure interfere with easements, drainage, setbacks, or access to the main house?

Those questions matter because a “simple” ADU can become expensive quickly if the project requires a major electrical-service upgrade, long underground utility runs, sewer modifications, or unexpected site work.

Change Orders Don’t Have to Control Your Project

One of the fastest ways for a construction budget to get away from a homeowner is through too many decisions being made after construction has already started.

Some change orders are unavoidable. Renovations can uncover hidden damage. Site conditions can surprise you. Owners sometimes decide they want something different once they see the work coming together.

But many costly changes can be reduced with better planning before the first hammer swings.

That means clearly defining the scope, reviewing the plans carefully, making major finish and fixture selections early, confirming allowances, coordinating the trades, and putting important decisions in writing.

Why does that matter?

Because changing a door on paper is easy. Changing it after the wall is framed, electrical is installed, and materials have been ordered may involve demolition, additional labor, new materials, schedule delays, and multiple trades coming back to the project.

A Permit Is Only the Beginning

Getting the permit approved does not mean the construction process is finished from a compliance standpoint. It means the project is cleared to move forward—and now the work has to be built correctly and verified along the way.

Residential construction is inspected in stages. Depending on the project, that can include foundation and slab work, framing, plumbing, electrical, HVAC, insulation, roofing, and final inspections.

Why does that matter to a homeowner?

Because each inspection is a checkpoint. It gives the project team an opportunity to confirm that work is being completed in the proper sequence, that important components are in place before they get covered up, and that issues can be corrected before they become more expensive problems later.

A good builder doesn’t treat inspections as an interruption. They are part of the construction plan. Scheduling them properly affects subcontractors, deliveries, the project timeline, and when the next phase of work can begin.

Value Engineering Doesn’t Mean “Building Cheap”

One of the biggest misconceptions in construction is that value engineering simply means cutting things out of the project.

Good value engineering is different. It means looking at the plans, materials, dimensions, finishes, and trade packages and asking a better question:

“Where can we spend the construction budget more intelligently without sacrificing the function or quality of the home?”

Sometimes the answer is simplifying a roofline that adds cost but very little usable value. Sometimes it is adjusting window sizes to standard dimensions, selecting a different finish with similar performance, reducing unnecessary structural complexity, or coordinating purchases so materials are ordered more efficiently.

The best time to do this is before construction starts. A small design change on paper may save thousands of dollars. The same change after materials are ordered or work is underway can cost money instead.

🏠 AFFORDABLE HOUSING 101: THE CHEAPEST LOT ISN’T ALWAYS THE MOST AFFORDABLE LOT

One of the biggest mistakes I see when people talk about building an affordable home is starting with the price of the lot.

You may find a Florida lot for $30,000 or $40,000 and think you found a great deal. Maybe you did. But before I call a lot inexpensive, I want to know what it is going to cost to actually put a house on it.

A low-priced lot can quickly become an expensive lot when you start adding clearing, tree removal, fill, drainage work, utility extensions, water or sewer connections, driveway requirements, surveys, permitting and impact-related costs. Flood elevation, soil conditions, setbacks and even the location of existing utilities can also affect what you can build and what it will cost.

That is why, as a builder, I look at the total developed lot cost, not simply the purchase price.

For example, Lot A may cost $35,000 but require $30,000 of additional site work. Lot B might cost $50,000 but already have utilities nearby, good elevation and minimal clearing. The $50,000 lot may actually produce the more affordable house.

This is an important part of the affordable-housing conversation: affordability begins long before the concrete is poured.

Before purchasing a lot, I recommend answering six questions: Is the home you want permitted by the zoning? Does the building footprint fit the setbacks? Are water and sewer available? What site work will be required? Are there flood, drainage or elevation concerns? And what fees must be paid before construction begins?

A good affordable-housing project is not simply about building a less expensive house. It is about controlling costs from land acquisition through the certificate of occupancy.

That is where good planning makes the difference.

🏗️ WHAT’S CHANGING IN RESIDENTIAL CONSTRUCTION?

The latest construction data reveals a market that is active—but increasingly price-conscious.

Here are four trends we’ve been watching over the past 30 days:

🔨 Single-family construction showed renewed activity. Single-family housing starts increased 7.6% in August, suggesting that builders are still moving qualified projects forward.

📋 Builders remain cautious about the next round of projects. Single-family building permits declined 1.8%, indicating that future construction activity may remain measured.

🏠 Buyers have more choices. New-home sales slowed while available inventory increased to approximately 9.6 months of supply. That means builders must pay closer attention to location, floor-plan efficiency, pricing and the features buyers truly value.

💰 Cost control is more important than ever. Residential construction spending declined 1.3% in the latest report. Successful projects will require accurate estimating, disciplined purchasing and value engineering before construction begins—not after the budget is already under pressure.

There are still opportunities to build, but every project must make financial sense. The right lot, efficient design, realistic construction budget and dependable contractor can make the difference between a successful project and an expensive lesson.
