🌴Beautiful properties still have old pipes.
At Two North Breakers Row, a West Palm Beach condominium on the iconic Breakers property, the cast-iron plumbing is now the focus of a multi-year pipelining project.
Built in 1986, the building’s pipes were experiencing scaling and breakage. The process reinforces the interior of the pipes, helps prevent future leaks and breaks, and creates less disruption for owners and residents than a full replacement.
A project of this scale can’t be managed at the property level alone. It requires engineering and plumbing expertise and ongoing coordination to keep the association, vendors, and project team aligned.
Marcon is supporting the project with MEP expertise and project oversight, including contract review, vendor communication, project updates, and change-order review—helping the association make informed financial decisions while maintaining quality and addressing essential project needs.

Behind the scenes at a West Palm Beach condominium, our team is supporting a range of active projects—including terrace and planter waterproofing preparation, concrete repairs, structural shoring, and plumbing stack relining.
Different conditions call for different expertise. Each project requires a different technical approach, along with careful coordination across the property, vendors, and project teams. Our role is to help coordinate the moving pieces and keep the work moving forward.

Hurricane season is already well underway, and mid-hurricane season is a good time for property managers and boards to take another look at their building — not just their emergency plan.
For this mid-season check-in, Charles Long, PE, shares several conditions worth reviewing — including existing deterioration, drainage concerns, water intrusion, unresolved repairs, and changes in exterior building components.
Documenting what exists today can also provide a valuable point of reference if conditions change after a storm.

A visual evaluation can identify signs of distress or potential deficiencies, but understanding the full condition often requires looking beneath the surface.
Through targeted destructive testing, our engineers can evaluate concealed building components, document existing conditions, and better understand the nature and extent of a problem. These findings provide valuable technical information to support engineering analysis, repair recommendations, and construction defect litigation.
➡️Property managers: A few conditions worth paying attention to include:
• Recurring water intrusion or staining — particularly when leaks continue after repairs.
• Cracking, spalling, or exposed reinforcement — especially when conditions are progressing or appearing in multiple areas.
• Repairs that repeatedly fail — which may indicate the underlying cause has not been fully identified.
These conditions don’t automatically mean destructive testing is necessary, but when visual observations alone can’t explain the cause or extent of a recurring problem, a deeper investigation may be warranted.
