Prior to becoming a Realtor, Matt attended the University of Michigan where he earned his Business degree while playing for the football team and working two jobs all throughout his college career. After graduating Matt moved to Minnesota to start his professional career. In 2012 Matt and his wife moved to South Florida after falling in love with the Sunshine State. Matt loves spending time with his friends and family outdoors-enjoying South Florida beaches, playing sports, and looking for the best places to eat in the area. Growing up in Iowa and raising my kids here in South Florida are two completely different worlds. 🌎

I used to walk myself across the street to school at seven years old. Here, that same street is a major road, so I am the one driving my kids there. Different era, different landscape, but there are real upgrades too.

Between all of that, this is a phenomenal place to raise a family, and we are not going anywhere.

Everyone hears "$8,000 insurance" and assumes South Florida is not worth it. 🏡

No state income tax already saves you money, and your insurance number is not fixed. Your deductible and replacement cost are choices, and a newer roof, impact windows, and roof straps all lower the premium.

Bonus: those same upgrades raise your property value.

A listing sitting on the market does not always mean it is overpriced. 🏡

Appraisers look at the last six months, and the first three comps carry about 80% of the value. Upgrades, end units, and HOA fees all move that number.

Right now buyers will pay $100K more for a single-family home with no HOA, because the monthly payment ends up similar.

The South Florida areas people are still sleeping on. 📍

Victoria Park in Fort Lauderdale. Walkable to Las Olas, close to the beach, and older homes are being torn down and rebuilt with serious money behind them. If you want a build project with a real return, that is the spot.

And Pompano, which I will keep saying. Deep water access, no fixed bridges, single-family, no HOA. That combination normally costs a premium.

What do I love about living in Boca? Honestly, everything. 🌴

I have lived in a few different places, and this is the one that still gives me joy every single day.

What really sets it apart though is how central it is. I am 30 to 60 minutes from three different airports, and within 25 minutes I can be in a completely different city with its own vibe, its own restaurants, and its own hidden gems.

People ask how I balance it all. Honestly, I just break the day into pieces. 🧩

Mornings start with the kids, school drop-off or pick-up, and a few minutes of real conversation about what is going on with them. After that, it is my time in the gym before the workday fully takes over.

Once the kids are back home, work is done, and it is family time again. No magic formula, just small blocks stacked on top of each other every single day.

Is a second home still worth it in this market? Yes, if you buy it on purpose. 🔑

First decide what you want out of it: monthly profit, help covering expenses, or simply owning the asset. That answer changes the property completely, and so does whether you plan to use it in high season or low.

Then there is the part most people skip. The tax advantages. Even if you are $300 a month negative, that is $3,600 a year against a tax bill that could be $20,000.

The condo market right now is creating a real window for buyers. 🏢

There is so much inventory that pricing has become a bit of a race to the bottom. But here is the part that works in your favor: a lot of long-time owners bought years ago and have so much equity built in that selling below today's peak still puts a nice number in their pocket. They are happy, and you get in at a fair, sometimes even below-market, price.

It is a rare setup where both sides can walk away satisfied.
