😳 First the new floor started bubbling.

Then water came out.

Then they found mold.

This unbelievable-but-true Reddit story began with an $85,000 kitchen and living room renovation.

Shortly after completion, the new LVP flooring began bubbling. After months of back and forth, an inspector reportedly determined the floating floor had been improperly installed with nails and adhesive.

Then another section started bubbling.

This time, water was coming through the floor. 💧

The homeowner discovered a leaking dishwasher connection. According to the homeowner, the drain hose had been cut and joined with an adapter.

Behind it? Mold.

One renovation. Multiple problems. And an $85,000 project that suddenly wasn’t finished at all.

When problems appear after a significant renovation:

📸 Document damage before anything is removed.
📄 Preserve contracts, invoices and communications.
🔎 Consider an independent evaluation.
⚠️ Understand what failed before repairs potentially erase evidence.

Sometimes a bubbling floor isn’t just a flooring problem. It’s the first clue to a much bigger one.

For significant renovation defects and substantial damages, Wyman Legal Solutions helps Florida property owners understand their options.

Your builder is managing the build. But who is watching the build for you?

Building a custom home is a major investment with a lot of moving parts.

Contracts. Draw schedules. Change orders. Design revisions. Construction milestones. Inspections. Documentation. Decisions that can affect both the cost of the project and the finished home.

Your builder has a job to do. So do your architect, designer and other professionals.

But none of them has exactly the same role as you: protecting your interests as the homeowner.

Wyman Legal Solutions’ Custom Home Build Concierge provides an additional layer of oversight during the construction process. We help homeowners stay informed, identify potential issues earlier and maintain better control over the legal and contractual side of the project.

Because the best time to address a construction problem is often before it becomes a construction dispute.

🏢 Adventures of Shady: Condo Board Edition

Shady submitted the lowest bid.

Then came “just a few” change orders—to cover everything that wasn’t included in the original proposal.

A low bid can look attractive when a condominium association is preparing for a major construction project. But proposals that appear similar may contain very different scopes, materials, allowances and exclusions.

Before selecting a contractor, the board should confirm:

• Same scope: Is every contractor bidding on the same written specifications?

• Clear exclusions: Does the proposal identify what is not included?

• Defined materials: Are products, quantities and installation requirements specified?

• Controlled change orders: Must additional work and pricing be approved in writing?

• Progress-based payments: Are payments tied to completed and verified work?

The lowest number is not necessarily the lowest project cost—especially when essential work has been left out of the bid.

If your Florida condominium association is preparing for a significant construction or restoration project, Wyman Legal Solutions can help the board review the contract before signing.

🎨 The homeowners picked beige.

The house started turning pink. 😂

This one is inspired by a real South Florida renovation story.

A beige exterior paint color was carefully selected. But once the painters started covering the house, something became very clear:

It looked pink.

Not “maybe it’s the lighting” pink.

Pink enough that the house eventually had to be repainted.

Shady, of course, sees an opportunity. 😎

“I’ll get $20,000 into this job before they realize there’s too much pink in the color.”

Cooper understands the business model. 🐾

“So… we’re charging twice for the same wall?”

Funny in hindsight. Considerably less funny when you’re paying for it.

Paint color may seem like a small decision compared with the structural work involved in a major renovation, but finish selections can involve substantial labor and material costs.

Before large quantities are ordered or an entire home is painted:

🎨 Approve actual samples in the environment where they’ll be used.

☀️ Look at exterior colors in different lighting conditions.

📸 Document approved colors, manufacturers and product codes.

✋ If something doesn’t look right, raise the issue early — before thousands of square feet are completed.

And on a significant renovation, the same principle applies well beyond paint: selections, substitutions, change orders and approvals should be clearly documented.

Wyman Legal Solutions’ Contract Review and Renovation Concierge services help Florida homeowners add another layer of protection and oversight to significant renovation projects.

Because “we’ll just redo it” gets expensive very quickly.

Right — then the post needs to lead directly from “staying put makes financial sense” → “but a major renovation creates a new set of risks” → Renovation Concierge / Contract Review. That is much stronger than ending with generic construction-law help.

Here’s the revised caption:

🏠 Sitting on a 3% mortgage? Your next home may be the one you already own.

For many Florida homeowners, aging in place doesn’t mean downsizing or moving. It means making the home they already love work better for the years ahead.

And today, there may be a powerful financial reason to stay put.

If you have a mortgage rate around 3%, selling your home could mean giving up financing that would be difficult to replace in today’s market. That can make a substantial renovation considerably more attractive than buying another home.

Aging-in-place renovations might include:

🏡 Creating a first-floor primary suite
🚿 Redesigning bathrooms for accessibility
🚪 Widening doorways and improving circulation
💡 Improving lighting and visibility
📐 Reconfiguring spaces for easier everyday living

Done well, the result doesn’t have to look institutional. It can simply look like a beautifully designed home that works better.

But once a renovation becomes significant, the contract matters.

Who is responsible for what? How are change orders handled? What happens when the schedule slips? How are payments structured? What protections do you have if the project doesn’t go according to plan?

That’s where planning before construction can make a difference.

Wyman Legal Solutions offers Contract Review and Renovation Concierge services to help Florida homeowners understand the agreement they’re signing and add an extra layer of protection and oversight during significant renovation projects.

Because if you’re renovating the home you plan to enjoy for years to come, protecting the project matters too.

🏊 Apparently the pool is the dumpster. 😂

Yes. This actually happened.

A pool professional shared photos on Reddit after arriving at a property where the pool deck had recently been resurfaced.

There was just one small problem.

The construction debris had been dumped into the swimming pool. 😳

It sounds like something Shady the Contractor would do.

😎 “Cleanup is included.”

Cooper has questions. 🐾

As ridiculous as the story is, construction debris in a pool can create very real problems. Damage to finishes, clogged plumbing or filtration components, and additional cleanup and repair costs can quickly turn somebody’s shortcut into the homeowner’s headache.

And that points to a larger issue during any significant construction or renovation project:

• Document the condition of your property before work begins.
• Photograph damage or questionable work as soon as you discover it.
• Keep contractor communications, invoices and change orders.
• Don’t assume a contractor’s proposed “fix” is necessarily the right fix.
• Understand the extent of the damage before repairs erase evidence of what happened.

Sometimes the construction stories that sound too ridiculous to be true are exactly the ones that become serious construction disputes.

And sometimes the pool is, apparently, the dumpster.

🏊 The pool was less than a year old.

It was already two inches out of level. 😳

This unbelievable-but-true story comes from a homeowner on Reddit who noticed something very wrong with a nearly new gunite pool.

The waterline wasn’t level.

Not slightly off. About two inches.

According to the homeowner, the pool company said the pool and deck had shifted because of ground movement. The proposed solution reportedly involved thousands of dollars in piers just to stabilize it — not level it.

It sounds like something Shady the Contractor would explain away. 😎

It also sounds like a client of Wyman Legal Solutions.

Because when a major construction project starts moving after completion, the important question isn’t simply:

“Can it be fixed?”

🤔 Why did it move?

Soil conditions, drainage, groundwater, excavation, compaction and site preparation can all become part of the investigation.

And when different construction professionals start debating the cause, documentation matters.

📸 Take photos.
📄 Keep the plans, contracts and inspection records.
💬 Save communications with the contractor.
🔎 Understand the cause before agreeing to the fix.

A new pool shouldn’t leave you wondering which end is the deep end because the whole thing moved.

The Things Homeowners Say on Reddit Sound Very Familiar to Us

The things people post on Reddit are often remarkably similar to what we hear from our own clients.

So when we came across a thread asking whether homeowners really need to constantly watch their contractors during a custom home build, we had to read it.

And then we kept reading.

It’s the kind of conversation that raises some very interesting questions about what happens when you hand a major construction project over to someone else.

Do you really need to watch your contractor constantly?

We took a closer look at the Reddit discussion in our latest blog.

Read the story and decide for yourself. https://vist.ly/5jdae

Do I Have to Watch My Contractor Constantly During a Renovation?

09/21/2026

The conversation continued. So did the damage.

The builder answers your texts. Takes your calls. Promises to send someone out. Says the problem will be handled.

So you wait.

Weeks become months, and the construction defect is still there — sometimes causing additional damage while everyone keeps talking.

That’s where homeowners can get stuck.

Ongoing communication can feel like progress. But a promise to repair something is not the same as a completed repair, and continuing to negotiate does not necessarily protect your legal rights or stop important deadlines from running.

If a significant construction problem remains unresolved:

• Document the defect and any new damage.
• Keep every text, email and written promise.
• Maintain a timeline of repair requests and responses.
• Pay attention to how long the process has been going on.
• Know when it’s time to get legal guidance instead of scheduling another call.

For significant construction defects and substantial damages, Wyman Legal Solutions helps Florida property owners understand their options and protect their interests.

🐾 Good news. The inspector found us. 🐾 😂

Shady may have been planning to get around to that permit eventually. The building department had other plans.

Permits aren’t just paperwork. They help ensure construction work is properly reviewed and inspected.

When required permits aren’t pulled, homeowners can end up dealing with stop-work orders, failed inspections, delays, additional costs and problems that may surface long after the contractor has moved on.

Before and during a significant construction project:

• Verify that required permits were actually obtained.
• Check that the permit accurately reflects the work being performed.
• Follow the inspection history instead of assuming everything passed.
• Keep copies of permits, inspection records and contractor communications.

“We were gonna get to that” is funny when Shady says it.

It’s considerably less funny when it’s your house.

For significant construction disputes and substantial damages, Wyman Legal Solutions helps Florida property owners understand their options.
