If approved by voters, Florida’s proposed property tax amendment would make some BIG changes beginning in 2027:

• Qualifying homestead exemption → up to $150,000 in 2027
• Increasing to → up to $250,000 in 2028
• For non-homestead properties — including many investment properties and second homes — the annual assessed-value cap would drop from 10% to 5%
• The increased homestead exemption would NOT apply to school district taxes

And there’s an important deadline: homeowners who establish Florida permanent residency by December 31, 2026 would be positioned differently than those who establish residency beginning in 2027.

So no — this doesn’t mean property taxes disappear. But if it passes, it could significantly change the property-tax landscape for Florida homeowners, investors and second-home owners.

The builder had an asking price. My buyers had me.

Yesterday, we closed on this new construction home for $145,000 UNDER asking.

That didn’t happen by walking into the sales office and accepting what was presented.

It happened because my buyers had their own representation—someone who knew what to ask for, where there was leverage, and how to negotiate on their behalf.

The sales rep works for the builder.

And in this case, that representation was worth $145,000.
