Here’s what caught my attention: in my latest sample of August Boca single-family closings, the homes collectively sold 1.4% over list price.

But that does not mean every Boca home is suddenly worth 1.4% more. Quite the opposite. Boca is hyper-local. A house in Boca Square does not price like New Floresta, Hidden Valley or Royal Oak Hills, even when the beds, baths and square footage look similar on paper.

I value a home the way an appraiser and a negotiator would: recent closed comps, location, lot, condition, adjustments, current competition and what a buyer can actually be pushed to pay.

With seasonal buyers heading back to South Florida, this is when I want sellers positioned before the crowd, not chasing the market afterward.
