One of our favorite parts of a project is teaching our clients about their new home and everything it’s capable of.

Today, we spent time with these custom home clients walking through their smart home systems and integrating everything into Josh.ai . Lighting, audio, climate control, doorbells, cameras, and more—all brought together into one intuitive platform with app and voice control.

A big part of making that experience so seamless is having the right people on the team. Our integration specialist, Nick Sordillo / Lighting Control / SmartHome Automation Design , does an incredible job bringing all of these systems together and making sophisticated technology simple and intuitive for our clients.

For us, delivering a custom home isn’t just about building it—it’s about making sure our clients understand how everything works and can take full advantage of the features designed into it.

Friday Feeling…

In just a few short weeks our team has managed to bring this ADU from a drawing on a page to mechanical rough. A few more weeks and we’ll be ready to deliver this to our wonderful clients!

We had a full day working with dad yesterday, checking in on several active sites. Naturally had to finish it off with some time on the slide. She had some real compliments for all the hard work our trade partners have put in!

In Massachusetts, many rental properties are owned not by large corporations, but by small property owners managing a few units as long term investments. An important question in the rent control debate is how policy will impact these owners.

Insurance, property taxes, utilities, maintenance, and labor costs have all increased significantly in recent years. When rental income growth is restricted while expenses continue climbing, margins become tighter for smaller owners. In some cases, owners may delay renovations or capital improvements when the financial return becomes harder to justify. Potential buyers may become less willing to purchase and improve multifamily housing if long-term financial flexibility is reduced.

Small property owners play a major role in Massachusetts’ housing ecosystem. Policies that unintentionally discourage maintenance or reinvestment will affect housing quality and long-term supply. Sustainable housing policy should protect renters while also supporting the long-term viability of housing providers and continued reinvestment in the housing stock.
