Lakes Region Market Update: Moultonborough, Meredith & Wolfeboro, NH
Thinking about listing this fall, or hoping to buy before winter? Here's what the latest numbers show:
MOULTONBOROUGH: No closings this month. Last month, homes sold in about 8 days on average, and 50% went for over asking, with a median price of $1,915,750.
MEREDITH: 4 closings this month, up from 3. Homes averaged just 6 days on market, but nothing sold above asking, compared to 100% last month. Median price: $582,250 (vs. $606,500).
WOLFEBORO: 1 closing this month, which sold over asking in 5 days at $725,000. Last month also had 1 closing, at $779,000.
What this means for you:
π‘ Sellers: Homes are still selling fast when priced right, but the multiple-offer frenzy is easing in Meredith. Pricing accurately from day one matters more than hoping for a bidding war.
π Buyers: Inventory is limited, so be prepared. Get pre-approved and know what you want before the right home appears. In Meredith, you may find a little more room to negotiate than a month ago.
π A note on the numbers: With so few sales in each town, one or two closings can shift the averages a lot. Use these as a snapshot, not a forecast. Your best guide is a local pricing conversation based on your specific home.

Brighton, Brookline, Cambridge & Roxbury β Rental Market Update
Now that September 1st has come and gone, here's how each rental market actually performed β plus how many listings are still sitting empty. π
π BRIGHTON Rents kept climbing even as leasing slowed slightly. Studios rented fastest here β almost none were left over by September 1st.
π BROOKLINE Rents pulled back across every unit size, but fewer landlords had to discount β a market getting more disciplined even as prices ease.
π CAMBRIDGE The largest pile of unrented September 1st listings of the four, mostly concentrated in bigger units β real leverage if you're hunting for a two- or three-bedroom.
π ROXBURY Stayed thin, but its backlog is huge relative to how few units it has β mostly one-bedrooms. Renters here have serious negotiating power right now.

Brighton, Brookline, Cambridge & Roxbury β Sales Market Update
Didn't sell your home this spring? Before you relist this fall, take a look at how much these markets have shifted π
π BRIGHTON Slowed down hard β fewer sales, longer waits, and almost no bidding wars left in either condos or single-family homes.
π BROOKLINE The sharpest cooldown of the four. Condo sales dropped sharply, and single-family homes are sitting on the market far longer than they were this spring.
π CAMBRIDGE Way fewer sales here too, with both condos and houses losing much of the competition that drove the spring market.
π ROXBURY Stayed extremely quiet β barely any sales to draw conclusions from this month.
π‘ If your home didn't sell this spring, don't relist at the same price. Every one of these markets has cooled β above-asking sales nearly disappeared across the board, and in Brookline, single-family homes are now sitting on the market more than four times longer than they were a few months ago. A fresh pricing conversation grounded in today's numbers is the better path forward than testing the same price again.

π South Boston, South End, Fenway & Waterfront β Rental Market Update
Now that September 1st has come and gone, here's how each rental market actually performed β plus how many listings are still sitting empty. π
π SOUTH BOSTON Cooled off β slower leasing, way fewer bidding wars, and rents easing across every unit size. A real window for renters right now.
π SOUTH END Softened too, with bidding wars nearly disappearing and rents pulling back. This neighborhood also has the most unrented Sept 1st inventory of the four β landlords, if your unit's still sitting, it's time to rethink pricing.
π FENWAY Slowed the most of the bunch, though bigger units are actually holding their value better than smaller ones. Renters have real leverage here right now β especially if you're not searching for a studio or 1-bedroom.
π WATERFRONT The exception. Tiny volume, but leasing sped up fast and pricing power swung hard toward landlords. Nothing was left unrented here by September 1st β the only neighborhood that can say that.

If you're thinking about listing this fall, this month's numbers are worth a look before you set your price. Here's the quick version π
π SOUTH BOSTON Condos slowed down and discounting picked up, even as prices kept climbing. Single-family stayed thin, but pricing held strong. Sellers here can still price with confidence heading into fall.
π SOUTH END The biggest cooldown of the four β fewer sales, longer waits, and way fewer bidding wars. Single-family stayed a true buyer's market. If you're a fall seller here, price realistically rather than banking on last season's numbers.
π FENWAY Barely any activity this month, so pricing swung right along with it. Not enough data yet to call a real trend β worth watching closely rather than reading too much into a single month.
π WATERFRONT Volume picked up and prices held firm, even as homes took a bit longer to sell. A reasonably steady, encouraging signal for fall sellers.
π‘ Bottom line: South Boston and Waterfront are shaping up to be the safer bets for fall sellers, while South End needs real pricing caution. Buyers, meanwhile, have the most room to negotiate in South End and South Boston condos.

amaica Plain, Midtown, North End & Seaport β Rental Market Check-In
Now that September 1st has come and gone, here's how each rental market actually performed β plus how many listings are still sitting unrented. π
π JAMAICA PLAIN The market cooled off, with more time on market and fewer above-asking deals. One-bedrooms are still the strongest segment. A meaningful number of units are still unrented from September 1st β landlords, this might be the moment to reconsider your pricing.
π MIDTOWN The opposite story β Midtown heated up, with faster leasing and a lot more above-asking activity. One-bedrooms are the hottest segment here. Renters, come prepared for real competition.
π NORTH END A mild softening even as volume jumped. One-bedrooms held up best again. Like Jamaica Plain, a notable number of units are still sitting unrented since September 1st.
π SEAPORT Rents came down here even as units leased faster. Two-bedrooms are the strongest segment. Fewer leftover unrented units than the other three neighborhoods.
π‘ Bottom line: Jamaica Plain and North End have the most unrented Sept 1st inventory β if you're a landlord with a unit still sitting in either neighborhood, it's worth a fresh look at pricing. Renters, Midtown is where you'll feel the most competition right now.

Fall is right around the corner, and if you're thinking about listing, this month's numbers are worth a look before you set your price. Here's the quick version π
π JAMAICA PLAIN The biggest shift in this report. Condo sales dropped by half and above-asking sales fell sharply. Single-family cooled too, coming off a red-hot prior month. Sellers β price to today's market, not last month's, if you're listing this fall.
π MIDTOWN Quietly improving β homes are selling faster and fewer are closing with a discount than last month.
π NORTH END Volume stayed very low, but pricing power ticked up on the few homes that did sell. Too thin to call a trend just yet β worth watching closely.
π SEAPORT Fewer discounts than last month, even though homes took a bit longer to sell overall.
π‘ Bottom line: Most of these markets are cooling as we head into fall. If you're a seller, price with today's conditions in mind rather than the summer momentum β Jamaica Plain in particular saw a real reset this month.

Back Bay, Beacon Hill, Charlestown & Savin Hill β Rental Market Update
Hope everyone who moved on that rainy September 1st survived it! π§οΈ Now that the moving rush is behind us, here's how rents shifted across all four neighborhoods π
π BACK BAY Rents came down and a lot more units rented below asking this month. Landlords, expect more negotiation. Renters, this is a good window to find some breathing room.
π BEACON HILL Rents dropped here too, and units are taking longer to lease. Renters have more leverage than they did last month.
π CHARLESTOWN The biggest shift of the four β far fewer rentals went above asking, and rents fell double digits. A real swing in renters' favor.
π SAVIN HILL The one exception β more rentals closed here than last month, and pricing stayed relatively strong even as it softened slightly. Still leaning toward landlords.
π‘ Bottom line: Now that peak moving season has passed, rents are cooling and renters have more room to negotiate across most of these neighborhoods β Savin Hill being the one holding steadiest for landlords.

NH Lakes Region Real Estate Market Update | Moultonborough, Meredith & Wolfeboro
Happy Wednesday everyone! This week's Lakes Region report covers three markets β and buyers across all three neighborhoods are finding consistent room to negotiate. Here's what's happening this week. π
π Moultonborough β Slowing Down, Buyer Room Growing
10 closings this month, down from 17 last month. Days on market climbed from 34 to 40 β homes are sitting longer before they sell. Median list price dropped significantly from last month. And 92% of homes sold at or below list price. Buyers, this market is giving you more time to make decisions and more room to negotiate than it was a month ago. Sellers, the pace has slowed and pricing to current conditions will serve you better than anchoring to last month's levels.

π Meredith β Strongest Activity Story of the Week
18 closings this month β nearly double last month's 10. That surge in activity is the headline here and it tells you buyer engagement in Meredith has picked up significantly. Median list price came down while median sales price rose. 94% of homes sold at or below list price β buyer leverage remains intact despite the stronger activity. Sellers, demand is clearly building here. Buyers, the room to negotiate exists β 94% at or below list tells you the data is on your side even in a busier market.
π Wolfeboro β Prices More Accessible, Buyer Opportunity
11 closings, up slightly from 9 last month. But the price story is the most significant shift in Wolfeboro this week. Median list price dropped from $875,000 to $699,900 β a meaningful reduction in what sellers are asking. Median sales price also came down significantly from last month. And 97% of homes sold at or below list price β the highest at-or-below rate of the three markets this week. Buyers, Wolfeboro is more accessible on price than it was and the data supports negotiating below list. Sellers, current market conditions require realistic pricing β last month's comparables are not a reliable guide right now.

π‘ Bottom Line This Week:
Across all three Lakes Region markets 92 to 97% of homes are selling at or below list price β that's consistent buyer leverage throughout the region right now. Meredith had the strongest activity surge with volume nearly doubling. Moultonborough is slowing with more time and more room for buyers. And Wolfeboro is more accessible on price than it has been β a real opportunity for buyers who have been watching this market.
