Rate headlines can make it feel like affordability changed overnight, so I wanted to put the actual difference side by side.

In these examples, this week’s rate movement adds approximately $31–$81 per month. That still matters, but it may not be as dramatic as the headlines make it sound.

These are only estimates based on national average rates, a 30-year fixed loan and 20% down. Your actual payment will depend on your rate, down payment, loan type, taxes, insurance and any HOA fees.

There have been a lot of rate headlines this week, so here’s the simple version:

The Fed raised its benchmark rate, but that doesn’t mean every mortgage rate automatically increased by the same amount. Mortgage rates did move higher, but the actual impact depends on the buyer, the loan and the local market.

For buyers, the main thing to check is how the change affects your monthly payment. For sellers, it’s how current rates may affect what buyers can comfortably afford.

Before changing your plans because of a headline, look at the actual numbers for your situation.

I know a lot of people have been worried about rates lately, but the most important part of buying a home really hasn’t changed: buy based on what you can comfortably afford each month. Rates will move up and down. If they fall later, refinancing may give you an opportunity to lower your payment. But that isn’t guaranteed, and refinancing comes with closing costs and requires you to qualify again.

The purchase price, however, is locked in when you buy. So instead of trying to predict where rates will be next year, start with the numbers you know today. Look at the full monthly cost, including the mortgage, property taxes, insurance and any HOA dues, and make sure it works comfortably within your budget right now. If rates fall later, great. That can be an added benefit. But you shouldn’t need a future refinance to make today’s purchase affordable.

The headlines may change, but the basic rule doesn’t: buy the right home at a payment that works for your life today. That way, you don’t have to put pressure on yourself to do the nearly impossible task of predicting exactly what rates will look like months from now.

I know when you read through this, some of it can seem pretty obvious. But most buyers don’t actually slow down enough to think about these little things when they’re excited about a house. That’s how you end up moving in and realizing the storage is in the wrong places, the driveway is a pain every morning, the traffic is louder than you noticed, or your furniture only fits one way.

A second showing is really your chance to stop looking at the house like a buyer and start looking at it like someone who actually has to live there every day.

When a listing gets plenty of showings but no second visits or offers, that tells me the marketing is doing its job, the home is getting buyers through the door. Something about the price, condition, or overall value may be stopping them from taking the next step.

If showings are low, we look at exposure, presentation, and whether the price is keeping the home outside buyers’ searches. If showings are strong but interest ends there, we compare the home more closely with what those buyers are choosing instead.

The number of showings matters, but what buyers do afterward tells us much more about the strategy.
