Mortgage Payments Turn Late After 30 Days
Understanding how mortgage payments are processed—and what happens if they’re late—can make a real difference for homeowners and buyers alike. Most US mortgages are due on the first of the month, with a 15-day grace period before late fees kick in. After 30 days, any missed payment can begin to impact your credit. One important detail: your payment is credited when it’s received, not when it’s sent, and online payments can have their own cutoff times that might delay posting by a day. Partial payments can result in a rolling late status, which may be confusing to track.

Once the grace period ends, the account is considered delinquent. If the situation continues, you’ll typically see formal notices between 90 and 120 days, and foreclosure proceedings may begin at 120 days. Most late fees are about 5% of the overdue principal and interest, but note that some government-insured loans and state laws may limit these charges.

From my experience as both a mortgage loan originator and appraiser, I encourage setting up safeguards—like scheduling autopay a few days after the due date, using multiple reminders, and maintaining a payment cushion. If you anticipate trouble making a payment, reaching out to your servicer early about repayment plans or forbearance options is key to protecting your financial future. My goal is to help clients feel empowered and informed at every stage of homeownership.

Mortgage rate predictions for the next 5 years: A new data-powered forecast through 2031
When considering your next move—whether buying, refinancing, or investing—understanding where mortgage rates might be headed is essential. Recent forecasts, drawing on the connection between mortgage rates and the 10-year U.S. Treasury yield, suggest we could see rates remain close to 6% by 2027, with the potential for a gradual decrease. Should the economy achieve a soft landing, rates may dip to 5%, but ongoing inflationary pressures could push them above 7%.

With over three decades spent guiding clients through the intersections of real estate, lending, and property valuation, I know how these projections shape real-world decisions. My approach blends lending expertise with a careful eye on property values and market trends, helping you plan with both confidence and clarity. If you’re weighing your options in California, Texas, or Nebraska, informed preparation can help you navigate these evolving conditions.

Inheriting a House With a Reverse Mortgage: How to Handle It
When a loved one passes and leaves behind a home with a reverse mortgage, it’s important to understand your options and next steps. In these situations, the loan balance becomes due—meaning the heirs must either repay the reverse mortgage or return the property to the lender. If there’s a co-borrower or a nonborrowing spouse who qualifies, they may be able to stay in the home, provided they keep up with property taxes and insurance.

With my background spanning mortgage origination, real estate sales, and property valuation, I’ve helped many families navigate the complexities that can arise when inheriting a home with a reverse mortgage. Each scenario brings unique challenges, and understanding both your rights and responsibilities can make all the difference. Clear information and personalized guidance can empower you to move forward with confidence.

USA Commercial Originations Climb in Q2 2026
We’re seeing a meaningful resurgence in US commercial and multifamily mortgage originations, with volumes up approximately 16% year-over-year in Q2 2026, and an increase of around 12% compared to Q1. This points to a sustained recovery in lending across major property types—a trend that’s been building for several quarters now.

Retail properties led the charge, with origination volume up about 61% year-over-year, followed by office at 47%, hotels at 19%, multifamily at 8%, and industrial at 6%. Health care was the exception, declining 19%. Particularly notable is the shift in office financing: not only did volume jump 47% compared to last year, but it also grew 23% since Q1, reflecting renewed interest from lenders after a challenging period since 2020.

We’re also seeing competition intensify as both CMBS and bank lenders gain market share, creating favorable pricing dynamics for borrowers and unlocking increased deal flow. As fewer loans are being extended, more liquidity is entering the market, which helps drive transactions.

Mid-Q1 forecasts put 2026 originations at $805.5 billion—about 27% above the estimated $633.7 billion for 2025. The upward momentum is clear, and as someone who’s spent decades bridging the worlds of lending, valuation, and brokerage, I’m closely watching how these shifts influence investment opportunities and financing strategies. Navigating these market changes with a clear understanding of property values and lending trends is key to making confident decisions, whether you’re acquiring, refinancing, or repositioning assets.

Post-Purchase Costs Buyers Should Expect
Many first-time buyers focus on the down payment and closing costs, but it’s the first year’s unexpected expenses that can truly test your budget. Over decades guiding clients through both financing and property decisions, I’ve seen how important it is to plan for what comes after the purchase—especially those often-overlooked costs like repairs, appliances, and furnishings.

On average, buyers of newly built homes spend $26,900 in their first year—quite a bit higher than the $18,700 spent on existing homes. Even seemingly small items add up: appliances and household equipment average $4,300 for new construction and $3,700 for resale homes. Furnishing a new space can be a surprise as well, with buyers of new homes spending an average of $8,300, compared to $3,900 for existing properties.

The largest first-year expense? Alterations and repairs, which average $14,300 for new builds and $11,100 for existing homes. My background in both mortgage lending and property appraisal has taught me that understanding these numbers upfront is key to financial peace of mind. Thoughtful budgeting—beyond the purchase price—can make all the difference in how you experience homeownership.

Commercial Lending Is Opening New Doors
Commercial lending is showing renewed momentum, with U.S. commercial mortgage originations up 16% year over year in Q2. This uptick signals increased activity from both borrowers and investors, and reflects the evolving landscape of real estate financing. Notably, alternative lenders now make up 38% of non-agency loan closings, which is broadening the competitive field well beyond traditional bank options. For those navigating the world of commercial property, these shifts mean more choices—banks, debt funds, life companies, and specialized lenders each bring unique terms and opportunities. As someone with deep roots in both lending and property valuation, I see how tighter spreads are creating better financing conditions for strong properties and qualified borrowers. Decoding these options and matching the right financing solution to each client’s needs is where my combined experience in mortgage origination, real estate, and appraisal helps clients move forward with clarity and confidence.

Experts Share Insights on Future Mortgage Rate Trends
Mortgage rates are a constant point of discussion, and as we look toward 2026, projections place 30-year fixed rates in the range of 6.7% to 6.9%. Whether rates reach or surpass 7% will depend on a variety of factors—including your credit profile, location, and overall financial picture. Federal Reserve decisions and shifts in inflation could push rates higher or lower in the coming years. Drawing from my experience in mortgage lending, real estate, and property valuation, I can say that one of the most effective strategies for borrowers is to focus on improving credit, as this can make a real difference in the rate you qualify for. My goal is always to help clients navigate these evolving conditions with clarity and confidence, leveraging insights from all sides of the transaction.
