Buying a home together is exciting—but there are a few conversations you should have before you start touring houses. 🏡
Before you fall in love with a house, make sure you’re on the same page about:
1. Your credit: Pull both credit reports and actually look at them together. If there’s an issue, it’s better to know about it before you’re trying to get a mortgage.
2. Your 5-year plan: Think about what the next few years could look like. Kids? Career changes? Working from home? Staying put? Your home should work for the life you’re building—not just the life you have today.
3. Your REAL budget: What the bank says you can afford isn’t necessarily what you’ll feel comfortable spending. Make sure your budget still leaves room for the things you enjoy, like traveling, eating out, saving, and living your life.
4. Who pays for what: Are you splitting everything 50/50? Based on income? Who is contributing the down payment? Who handles unexpected repairs? Talk about it now.
5. Your house non-negotiables: Maybe you need a garage while your partner wants a big yard. Maybe you want turnkey and they’re willing to renovate. Knowing what matters most to each of you can make the search a lot easier.
6. Your emergency fund: The water heater doesn’t care that you just closed on your house. 😂 Homeownership comes with unexpected expenses, so make sure you have money set aside for them.
7. What happens if you break up: Not the most romantic conversation, but an important one—especially if you’re buying together before marriage. Consider talking with an attorney about how ownership will be structured and what happens if one person wants out.
