Buying a home with a propane tank? Find out whether the tank is owned or leased.

If it is leased, ask which company owns it, what fees apply and whether service terms transfer to the buyer. If it is owned, make sure that is clearly included with the property.

Not the flashiest question—but neither is running out of propane. 😂

That quiet private road may look peaceful—but somebody still has to maintain it.

Before buying, ask who handles grading, gravel, drainage, snow or storm cleanup and whether there is a written road-maintenance agreement.

A long driveway is charming. A surprise bill shared with five neighbors? Less charming. 😅

A fence is not always the property line.

If the acreage matters, ask whether there is a recent survey and review it before closing. A survey may show boundaries, easements or encroachments that are hard to spot while standing in the yard.

“Looks about right” is not quite the same as knowing what you are buying. 😅

Weekend showings coming up? Keep it simple:

Turn on the lights, open the blinds and make a plan for the pets. Buyers should be able to focus on the home—not wonder whether the dog is about to file a formal complaint. 😂

Blue skies can hide a drainage problem. A hard rain tells the truth. 🌧️

When you’re considering a home, look for standing water, washed-out soil, overflowing gutters and water moving toward the foundation. A little mud today can point to a much bigger headache later.

That ceiling fan probably stays. The floor lamp probably doesn’t. But if something matters to you, “probably” is not good enough. 😅

Fixtures are generally attached to the home, while personal property can leave with the seller. The contract should clearly spell out what stays and what goes so nobody is arguing over a porch swing at closing.
