Selling a unique property takes more than putting it on the MLS.

This Lowcountry river cottage had a very specific buyer, so the marketing needed to sell the lifestyle just as much as the home, water access, privacy, wildlife, boating, fishing, and the kind of setting you cannot recreate.

That is exactly how I approach my listings.

I look at what makes a property different, who is most likely to value it, and how to position it so the right buyer actually sees it.

Charleston is getting a Four Seasons… and the hotel is honestly not the most interesting part. 👀

The real story is the 36 private residences coming with it.
For buyers who want Downtown Charleston without the maintenance, unpredictability, and upkeep of a historic home, this could be one of the most compelling new luxury options we’ve seen in a while.

But branded residences are not automatically a smart buy just because the name on the building is Four Seasons.

Fees, ownership structure, resale, amenities, scarcity, and how it stacks up against South of Broad, waterfront property, and Charleston’s existing luxury condos all matter.

I broke down what I think buyers should actually be watching before getting swept up in the hype.
