An update on the new construction build at 6031 N. Kostner Ave in Sauganash.
Ground-up new construction almost never happens in this neighborhood. Homeowners here stay put, which is exactly why inventory is so tight. When something like this comes together, it's worth getting on the list early.

Why fall buyers need to move faster, not slower
A lot of buyers assume fall means more time to think. In this market, it's the opposite.
Here's why:
Fewer new listings hit in September and October than in spring. Sellers who were going to list this fall already did, or they're waiting until next year. Less new inventory to replace what sells.
Serious sellers price to sell before the holidays. Homes priced right in September don't sit waiting for a better offer in November; they get snapped up.
The buyers still shopping means more competition per house, even with lower overall buyer traffic.
What that means for you: get pre-approved now, not when you find the house. In this window, hesitation costs you the property, not just the negotiation.

Sauganash doesn't flood with new listings, and September is proof.
Curving streets, mature tree canopies just starting to turn, and a stretch of the Forest Preserves on the western edge that's at its best right now.
The Sauganash Trail stays busy with dog walkers and runners as the weather cools. LaBagh Woods and Sauganash Park carry through October. A historic district designation since 2010, the housing stock here is made up of Tudors, Art Deco, and mid-century ranches and doesn't look like anywhere else on the Northwest Side.
This is also where we've got a ground-up new construction build coming on Kostner Ave. New construction almost never happens in Sauganash, because homeowners here don't leave. When it does happen, it's worth paying attention to.
