“Kitchen: $10K. Bathroom: $5K.” isn’t a renovation plan.

When your scope is too broad, it’s easy for costs to get missed, assumptions to creep in, and estimates to change once work actually starts.

Before you price a rehab, get specific about what is actually being done. Materials, finishes, demolition, labor, repairs, and everything in between should be clear enough that you and your contractor are working from the same expectations.

At a previous Invest CLE event, Wayne Brooks emphasized how much detail matters when building a renovation scope.

The more clearly you define the work before the project starts, the fewer surprises you’re likely to deal with later.

Don’t estimate the room. Scope the work.

A softer market isn’t automatically a market to avoid.

When a sector cools, the more useful question is why.

Is demand actually weakening? Is new supply putting pressure on rents and occupancy? Or is the market simply moving through a slower period after several strong years? For investors, this is where the details matter.

Instead of looking at the headline vacancy rate, dig into the specific submarket, property type, tenant base, available supply, and replacement cost.

A slower market can create a different kind of opportunity, but only if the underlying fundamentals still make sense. Don’t just follow the market. Understand what’s driving it.

The lease structure you choose can affect how much flexibility you have as a landlord.

A longer lease can provide stability, but it also means you’re committing to a tenant relationship for a longer period of time.

A shorter or month-to-month arrangement can give landlords more flexibility when circumstances change, but that flexibility comes with its own tradeoffs, including potentially higher turnover and less predictable income.

As Chuck Imm shared at a previous Invest CLE event, the right lease structure depends on the property, tenant, and overall strategy.

Before choosing a lease term, think beyond just occupancy. Consider stability, turnover, flexibility, local laws, and what makes sense for your particular rental.

And as always, make sure your lease structure and notice requirements comply with applicable landlord-tenant laws.

There isn’t one lease term that works for every property.

Higher rent looks good on paper. But what does it actually leave you with?

A property that brings in more rent isn’t automatically the better investment.

If chasing that extra income also means frequent turnover, more repairs, longer vacancies, or significantly more management, the additional revenue can disappear pretty quickly. For rental investors, the goal isn’t simply to maximize the rent.

It’s to build reliable income with reasonable operating costs and less unnecessary friction.

When comparing two properties, don’t stop at potential rent. Look at tenant stability, turnover costs, vacancy, maintenance, and the time required to manage each one.

The best-performing property isn’t always the one with the highest rent.
