The highest-efficiency HVAC option doesn’t automatically produce the lowest long-term cost.

We modeled six electrified HVAC approaches for the same multifamily building using the same assumptions.

The three lowest 15-year present-value costs were:

High-efficiency split-system heat pumps
Air-cooled VRF
Standard-efficiency split-system heat pumps

The totals were close. But each system got there through a different combination of first cost, energy use, maintenance, and available rebates.

And that’s the more useful finding.

Change the building design, ownership period, service strategy, or central plant configuration, and the ranking can change too.

There isn’t one “best” electrification strategy for every multifamily project.

The fabric-versus-metal duct decision should start with the air, not the duct material.

How much air needs to move, where should it enter the occupied zone, and how far does it need to travel before its velocity drops?

In a fabric duct system, the outlet pattern is part of the duct design. Microperforations, larger perforations, and nozzles can produce very different throw distances and air-distribution patterns.

Engineers also need to evaluate:
• Available static pressure
• Performance at part load
• Inlet velocity and upstream noise
• Humidity and condensation
• Cleaning access
• Code and product-listing requirements

Fabric duct is a great option for the right application. But like any air-distribution system, it needs to be engineered around the project’s airflow, operating conditions, and occupied-zone requirements.
