While I was on the roof inspecting a home in Central Ohio, this bald eagle decided to make an appearance on the roof next door.
After more than 20 years of inspecting homes, it’s pretty cool that the job can still surprise you.
No defect to report on this one—just an incredible moment I was lucky enough to catch on video.

You can’t inspect what you can’t see.
From the ground, this fascia looked perfectly normal. Once we safely accessed the lower roof, the weathered wood trim and failing paint became obvious.
This is one reason we physically walk roofs whenever conditions allow. A closer look often reveals conditions that simply aren’t visible from the yard.

This isn’t normal settling.
At first glance, it looks like a few cracked blocks. Look closer. Entire sections of this detached garage foundation have shifted several inches out of alignment, creating large openings and indicating significant structural movement.
Problems like this don’t happen overnight, and they’re exactly why a thorough home inspection matters.

Would you expect to find moisture inside the electrical panel of a home that’s only about five years old?
Most buyers wouldn’t.
During this inspection, I found evidence of moisture intrusion at the top of the electrical service equipment where the service entrance conductors enter the enclosure. Additional signs of moisture were also observed at the main disconnect.
Electrical panels are designed to remain dry. When moisture enters the enclosure, it can contribute to corrosion, deterioration of electrical components, and reliability concerns that should be evaluated and corrected.
The age or price of a home doesn’t guarantee quality. Even newer homes can have installation defects or develop issues over time.

It worked… but that doesn’t mean it was installed correctly.
A rusted garbage disposal can indicate long-term leakage, and plumbing drain connections should rely on proper mechanical fittings—not silicone—to remain watertight.
This is the kind of issue that’s easy to overlook during a walkthrough but can lead to ongoing leaks and cabinet damage over time.

Something’s wrong here… and it matters.
This chimney chase appeared noticeably out of plumb the moment I looked at the back of the house.
While a home inspection cannot determine the exact cause through a visual evaluation alone, a condition like this deserves further investigation by a qualified contractor.
One of the most valuable parts of a home inspection isn’t just finding hidden defects—it’s recognizing when something simply doesn’t look right.

Both photos show the same radiant floor heating manifold.
The first is what every inspector can see.
The second, captured with a thermal imaging camera, helps verify heat is being distributed through the system.
While home inspections are primarily visual, technology like thermal imaging can provide valuable insight into systems that might otherwise be difficult to evaluate.
It’s just one more way we work to give our clients the most thorough inspection possible.
Safety isn’t always obvious.
While entering this attic, I reached toward a framing member to steady myself and found several exposed nails projecting into the access area—exactly where someone might naturally grab for support.
It’s a simple condition that’s easy to overlook, but one that could easily result in an unnecessary injury.
Sometimes the hazard isn’t what you’re looking at…
It’s what you’re about to grab.
