A moment worth celebrating!

We are incredibly proud to share that CH&P Management has been recognized as a 2026 Winner of Distinction at the Better Business Bureau of Greater Houston’s 34th Annual Awards for Excellence.

Among 258 companies recognized at this year’s event, receiving this distinction is especially meaningful to our team because it reflects something we work toward every day: serving our clients and communities with integrity, transparency, responsiveness, and care.

Community management is about so much more than managing meetings, financials, records, or day-to-day operations. It’s about earning the trust of the boards and homeowners who allow us to serve their communities—and never taking that trust for granted.

To our team: thank you for continuing to show up and hold yourselves to a high standard.
And to our boards, homeowners, partners, and communities: thank you for trusting CH&P. This recognition belongs to all of you, too.

We are honored to be a 2026 BBB Awards for Excellence Winner of Distinction, and even more excited about the communities we’ll continue to serve in the years ahead.

Building Stronger Communities Together.

[PICS FROM LUNCHEON]

Getting to attend the 2026 BBB Awards for Excellence luncheon and hear CH&P Management announced as a Winner of Distinction was a pretty special moment.

Awards are exciting, but what they represent means even more.

They represent the phone calls answered, the problems solved, the relationships built, the extra time taken to get something right, and a team that genuinely cares about the communities we have the privilege of serving.

So yes… we’re going to soak this one in for a little while.

We’re incredibly proud of this team, grateful for every board and community that trusts us, and honored to be recognized as a 2026 BBB Awards for Excellence Winner of Distinction.

A really good day with really great people—and a reminder that the work behind the scenes matters.

Here’s to continuing to Build Stronger Communities Together.

🏡 Good Management Creates Fewer Surprises.

In community management, unexpected situations will always happen. But strong systems can help prevent everyday responsibilities from turning into last-minute problems.

That means:

📅 Keeping important deadlines on the radar
📋 Knowing where projects stand
💰 Keeping boards informed about financial activity
🤝 Staying connected with vendors
📂 Maintaining organized community records
💬 Communicating changes before they become questions

The goal isn’t to predict everything that could happen. It’s to create enough organization and visibility that boards aren’t constantly wondering, “What happens next?”

When everyone has the right information at the right time, communities can operate with more clarity and confidence.

Because good community management shouldn’t leave you guessing. 🏡

✨ What Makes CH&P Management Different?

Community management is more than maintaining properties and checking tasks off a list. It’s about creating a strong foundation that helps communities thrive.

At CH&P Management, our approach is built around three things:

🏡 Proactive Community Enhancement
We don’t just respond to what’s happening today. We pay attention to the details, identify opportunities for improvement, and help communities continue moving forward.

💬 Transparent Communication
Strong partnerships start with clear communication. We work closely with boards and residents to keep everyone informed, expectations clear, and conversations moving.

💰 Financial Transparency
Boards deserve to understand their community’s financial picture. Clear reporting and organized financial management help provide the information needed to make confident, responsible decisions.

But what truly brings it all together is partnership.

We believe the strongest communities are created when management, board members, and residents work together toward a shared goal: a vibrant, well-maintained community people are proud to call home.

That’s the CH&P difference—proactive management, clear communication, and a commitment to the communities we serve. 🏡🤝

✨ The Best Community Improvements Start With a Simple Question:

“How can we make this better?”

Strong communities are always evolving. Sometimes that means a major improvement, but often, meaningful change starts by simply paying attention.

🏡 What spaces are residents using most?
🌳 What areas could use a little more attention?
🛝 Are amenities continuing to meet the community’s needs?
💡 Could a small improvement make an everyday experience better?
🤝 What feedback are homeowners sharing?

Community improvement doesn’t always have to mean a large project or dramatic transformation. Small, thoughtful changes can make a meaningful difference in how a neighborhood looks, functions, and feels.

The goal isn’t change for the sake of change. It’s continuing to ask questions, listen, and look for opportunities to make a great community even better.

Because thriving communities never stop looking for ways to improve. 🏡✨

🤝 A Management Company Should Be a Partner, Not Just a Task List

Community management is about more than checking boxes and completing to-do lists.

A strong management partnership means understanding the why behind the work—knowing the board’s priorities, understanding the community’s needs, and helping turn decisions into action.

That partnership can look like:

🤝 Listening to the board’s goals and concerns.
📋 Providing context so decisions can be made with the right information.
💬 Keeping communication moving between boards, homeowners, and vendors.
➡️ Identifying next steps and making sure responsibilities are clear.
🏡 Keeping the bigger picture in mind while managing the everyday details.

Because communities don’t just need someone to complete tasks. They need a team that understands where they’re going and helps them keep moving forward.

At CH&P Management, we believe the best management starts with partnership.

The temperatures may not feel like fall in Texas just yet, but a new season is right around the corner. 🍂🏡

Seasonal transitions are a great opportunity for communities to take a closer look at the spaces residents use every day.

As fall approaches, boards and community managers can start thinking about:

🌳 Landscaping & Trees — identifying seasonal maintenance needs and keeping common areas looking their best.

💧 Irrigation — reviewing schedules as daylight and seasonal conditions begin to change.

💡 Community Lighting — checking exterior and common-area lighting as the days gradually get shorter.

🏊 Amenities — evaluating seasonal needs for pools, playgrounds, gathering spaces, and other shared amenities.

🛠️ General Maintenance — addressing smaller items before the busier holiday and year-end season arrives.

A little seasonal attention can go a long way toward keeping a community looking welcoming, functioning well, and ready for the months ahead.

🍁 Here's to a new season and communities that are ready to enjoy it.

Behind every well-managed community is a financial system working to keep things organized, transparent, and on track.

At CH&P Management, financial management includes:

📬 Collecting and tracking association assessments
🧾 Processing community expenses and payments
📊 Preparing clear financial statements
📝 Assisting with annual budget preparation
📁 Coordinating necessary tax filings and financial records

But good financial management isn't simply about keeping up with the numbers.

It's about helping boards understand where their community stands financially so they can make informed decisions, prepare for upcoming expenses, and responsibly manage association resources.

Because when the finances are organized, boards can lead with greater clarity and confidence.

🏡 You Can Feel When a Community Is Being Cared For.

It isn't always the biggest projects that make the greatest impression.

Sometimes, it's the everyday details.

🌳 Landscaping that's maintained.
💡 Common-area lighting that's working.
🚶 Sidewalks and shared spaces that feel cared for.
📬 Important information that's communicated clearly.
🛠️ Maintenance concerns that don't get forgotten.
🤝 Residents who know where to turn when they have a question.

Individually, these things may seem small. Together, they shape how people experience their neighborhood—and how proud they feel to call it home.

Strong community management is often found in the details that simply make a neighborhood feel organized, cared for, and supported.

At CH&P Management, that's always the goal: helping create communities people are proud to come home to. 🏡

🇺🇸 We Remember.

Today, we pause to remember the lives lost on September 11, 2001, and honor the courage of the first responders, service members, and everyday Americans who stepped forward in the face of unimaginable tragedy.

We remember the families whose lives were forever changed, the heroes who answered the call, and the spirit of unity that brought communities together.

May we continue to carry forward that spirit through kindness, service, and care for one another.

We will never forget. 🇺🇸
