We look forward to welcoming you to the conversation!
Your lot may be yours. But can you actually get to it?
A commercial development can look perfectly connected on paper until a restructuring changes who owns the parcel containing the main entrance.
In this case, an investor is moving from shared ownership in one lot to 100% ownership of an adjacent parcel. The problem? The primary driveway to the public road sits on the neighboring lot.
Without a recorded access easement, the newly owned parcel could be left without documented access.
So what can be done?
A right-of-way easement is one potential solution. Depending on the circumstances, that may involve negotiating an easement with the neighboring landowner or working with the appropriate county authorities.
The bigger takeaway: access should be addressed before ownership is restructured, not after.
Have you encountered a landlocked commercial parcel or an access easement issue during a transaction?
Share your experience below.

A lower bid doesnβt always mean a lower project cost.
When evaluating General Contractor bids, itβs easy to jump straight to the number at the bottom.
But two bids that look similar on price can represent completely different scopes, assumptions, and levels of risk.
Before choosing a GC, look deeper:
β Compare scope, not just totals.
Make sure every contractor is pricing the same drawings, specifications, and responsibilities.
β Look closely at exclusions.
Whatβs missing from a bid can matter just as much as whatβs included.
β Review allowances carefully.
An unrealistically low allowance may make the initial bid attractive, only to create additional costs later.
β Understand the schedule.
A cheaper bid with a significantly longer timeline can carry its own costs through financing, carrying expenses, and delayed occupancy.
β Evaluate the GC behind the number.
Relevant project experience, subcontractor relationships, communication, financial stability, and change-order history all matter.
β Ask questions when numbers donβt align.
If one contractor is substantially lower than everyone else, understand why before treating it as a win.
The goal of bidding isnβt simply to find the lowest number.
Itβs to find the contractor who provides the clearest scope, realistic pricing, manageable risk, and the best overall value for the project.
Because the best bid isnβt always the cheapest one.
Sometimes, itβs the one with the fewest surprises.

The biggest property tax decision you make in 2027 may actually happen in 2026.
For many Texas commercial real estate investors, 2026 represents more than another appraisal cycle; it's an opportunity to prepare for changes that could significantly impact future property tax exposure.
Understanding how today's valuation can influence tomorrow's tax liability is essential for making informed investment decisions, underwriting new acquisitions, and planning long-term portfolio strategy.
At REF, our goal is to bring industry experts together to discuss the issues shaping the future of real estate so our members stay informed, connected, and prepared.

Most people think a title company shows up at the end of a real estate transaction to handle paperwork and hand over the keys.
In reality, that's one of the smallest parts of the job.
Long before closing day, title professionals are verifying ownership, uncovering liens, resolving title defects, confirming legal rights to sell, and making sure there are no hidden issues that could put the buyer's investment at risk.
If something doesn't add up, it gets addressed before the transaction moves forward, not after.
That's why title and escrow are such a critical part of every real estate transaction. They don't just facilitate the closing; they help make sure the property can be transferred with confidence.
In this webinar clip, our speaker explains what a title company actually does behind the scenes and why that role matters more than most buyers, sellers, and investors realize.

What was the biggest misconception you had about title companies before watching this?

The biggest risks in commercial real estate aren't always the most obvious.
For years, insurance was treated as just another operating expense. Today, it's influencing underwriting decisions, loan approvals, and whether a deal even reaches the closing table.
This shift is a reminder that successful investing isn't just about finding the right property; it's about understanding the changing factors that shape every deal. From evolving lender expectations to market-specific risks and smarter due diligence, today's investors need more than capital. They need timely insights, trusted relationships, and conversations with professionals who are solving these challenges every day.
That's exactly why REF (Real Estate Forum) brings together investors, developers, brokers, lenders, and industry experts across Texas, Arizona, and beyond to share market intelligence, build meaningful connections, and create opportunities that drive better investment decisions.
What do you think is the biggest factor impacting commercial real estate deals in 2026: insurance, financing, interest rates, or something else? Share your perspective in the comments.

One lawsuit shouldn't be enough to put years of hard work at risk.
After more than 32 years in the insurance industry, one lesson stands out:
Protect your balance sheet before you have to protect your business.
Many business owners focus on building revenue, growing operations, and expanding assets but often overlook two critical safeguards:
β Adequate liability and umbrella coverage to protect against today's rising lawsuit settlements.
β Business income coverage to help keep operations running after unexpected events like fires, storms, or vandalism.
Insurance isn't just about recovering from a loss. It's about ensuring your business has the resilience to move forward when the unexpected happens.
These are the kinds of practical conversations that help business owners make smarter, more informed decisions.

REF Informative Tip: The Insurance Crisis Quietly Killing Texas Deals
Most developers are still underwriting deals using 2021β2022 insurance assumptions.
That may be one of the most expensive mistakes in today's market.
The average Texas homeowner paid $3,291 in insurance premiums in 2024 β 56% higher than in 2019.
Premium growth isn't slowing:
π 2023: +21.1%
π 2024: +18.7%
These increases have compounded rapidly, and they are not reverting.
Deals modeled on outdated insurance figures may already be fundamentally mispriced.
Why is this happening?
Texas recorded 20 billion-dollar disasters in 2024, up from just 8 events in 2017.
As climate-related risks increase, insurance carriers are repricing risk exposure across the state.
Three actions developers and investors should consider:
β Re-underwrite with current premiums rather than relying on historical assumptions.
β Pre-screen buyers using realistic insurance estimates to avoid affordability surprises at closing.
β Price risk geographically. Coastal wind exposure and North Texas hail activity can materially impact long-term returns.
Insurance is no longer a minor operating expense.
For many residential projects, it is becoming a key underwriting variable that influences cap rates, buyer affordability, returns, and exit strategies.
What assumptions in your current pro forma would change if insurance costs increased another 10β15% next year?
Share your thoughts below.
At REF β Real Estate Forum, we bring together developers, investors, builders, municipalities, and industry leaders to discuss the trends shaping Texas real estate.
