Okay, be honest. How many families have had this conversation lately?

“Would life actually be easier if Mom and Dad lived with us?”
Not necessarily in the same kitchen. 😅 Maybe it’s a finished basement, an in-law suite, a home with two living areas, or enough space to give everybody some privacy.

There’s a financial side to this conversation, too. Buying a multigenerational home can change how a family thinks about housing costs, caregiving, available cash and the amount of home they actually need.

And this isn’t some tiny niche. NAR’s 2026 generational research found that 14% of buyers purchased a multigenerational home. Among Gen X buyers, it was 19%.

If your family has been tossing around the “what if we all lived closer?” idea, talk to us before you assume what the financing would have to look like. There may be more ways to structure the conversation than you realize.

Credit card debt has a sneaky way of becoming part of the monthly routine.

You make the payments. The balances move a little. Then life happens, another expense hits, and somehow you’re still sending money to the same cards months later.

For homeowners with equity, there may be another way to look at it.

In this scenario, we compared a cash-out refinance with a HELOC instead of automatically assuming one was better. The goal wasn’t to chase the prettiest mortgage rate. It was to look at all of the debt together, what it was costing, what the monthly cash flow looked like, and which option made the most sense for that family’s current season.

And yes, sometimes the answer is to leave your mortgage completely alone.

That’s why we like doing the math first.

If you’re staring at credit card balances and wondering whether your home equity should even be part of the conversation, DM us. We can compare the options side by side and help you understand the tradeoffs. No judgment. No pressure to do anything.

Growing up in Albuquerque (and NM in general) there is so much stuff that’s super cool that I never really fully appreciated until I left. The annual Int’l Balloon Fiesta is one such thing. Today I got to experience it again from arguably one of the best spots in all of ABQ with my bestie and her family. Another magical moment in my life I’m so thankful for. And to wrap it all up, breakfast at the Frontier on Central after and our order number could not have been more, well, 505.

A mortgage isn't just a monthly payment.

It's part of your overall financial picture.

The right loan strategy should work alongside your savings goals, retirement planning, emergency reserves, and future plans.

That's why we spend time understanding the whole picture before recommending options.

The goal isn't simply getting approved.

The goal is to help you make a confident financial decision you'll still feel good about years from now.

Stability feels different when the lease is not in control. When you do not have to worry about the next rent increase, the next renewal, or whether you will have to move again, home starts to feel different.

More peace. More certainty. More room to build a life that actually feels settled. Do you agree?

Financing a home can feel like one big maze.

Not because you’re “bad with money.”

Because there are a lot of moving pieces, and most people don’t know which ones actually matter first.

Here’s the map we use with clients so you stop guessing:

1. Start with your monthly comfort number (not the top-of-budget number).
2. Get clear on your cash plan (down payment, closing costs, and reserves).
3. Choose a strategy, not a rate: flexibility, payment stability, or faster payoff.
4. Then shop homes with confidence, because you’re not doing math in the driveway.
Bonus context: rates have been bouncing recently, and the weekly average for a 30-year fixed was
6.46% as of April 2.
That’s exactly why the “map” matters more than trying to time the perfect week.

If you want, comment “MAP” and we’ll reply with our simple pre-approval checklist you can use before you fall in love with a house.

Rates are back in the sevens on mortgages and it's caused a bit of stir. The truth is, we've been here before and there's still tremendous opportunity to buy real estate right now. Watch to learn more - don't miss the boat!

Love this amazing little chosen family and the weekend we spent together to celebrate our friends’ next adventure. We’ve seen a lot of life together and can’t wait for new adventures as our lives evolve. I love these humans and my heart is bursting full.
