Repeat buyers, you’ve got a big leg up on your next move.
It’s your equity, the difference between what your house is worth and what you still owe on your mortgage. Sell, and that equity turns into cash you can roll right into your next down payment.
That’s how a lot of repeat buyers put down 20% or more. But why do they, especially when they don’t necessarily have to?
Because putting more down saves you money in the long run. A bigger down payment means a smaller loan, so your monthly payment is lower and you’re paying less interest over time.
You can also skip private mortgage insurance, or PMI, which is an additional monthly fee required for loans with less than 20% down.

Did home prices just hit a turning point?
Even though all the headlines out there make it sound like prices are crashing, here’s what the data really says.
Yes, price growth cooled from around 7% in mid-2024 to closer to 3% today. But that’s not a crash. It’s just a slowdown.
And if you look at the right side of this graph, it seems like price growth may have hit its low point and started to turn.
Now, two months of data doesn’t necessarily make a trend. But a few things back this up.
Compared to earlier this year, fewer markets are seeing price declines right now. And, forecasts call for price growth to pick up a bit before end of year.
Whether you’re buying or selling, I want you to have breaking info like this as soon as I have it – especially when it looks like something is changing.

If you’ve been house-hunting lately, you know the struggle. High prices. And too few homes to choose from.
But this Summer, the tide may be turning in your favor.
Nationally, the median asking price is about $11,000 below where it was a year ago. A sign sellers are meeting buyers where they’re at.
And the number of homes for sale just hit its highest point for any June since 2022.
This doesn’t mean a crash is coming – lower list prices and more options just mean you have more room to find a home that fits your budget and your needs.

Sticker shock keeping you on the sidelines? Condos might help.
The median condo sold for $380,000 in June, while the median single-family home went for $446,400. That's a gap of more than $66,000.
Part of that is because condos are usually smaller. But that's exactly the point. Smaller square footage can mean a smaller price tag.
So, if you can make less space work for your life, it may work for your budget, too.
For a lot of buyers, especially first-timer buyers, a condo or townhome is the difference between waiting and owning.

Whether you’re buying or selling, deals are looking different at the moment.
Almost half of sellers gave buyers a concession recently – the highest share on record for this time of year. Builders are also compromising, with over 60% offering incentives like upgrades or discounts.
That says one thing: negotiations are back on the table.
For buyers, that means more chances to ask for a better deal – and maybe get it.
For sellers, it means buyers will expect you to meet them partway. Digging in your heels could mean a longer wait or a lost sale.
The magic words right now? Wiggle room.

One of the biggest seller myths floating around right now is that buyers have disappeared.

If the first half of this year has left you feeling stuck, you're definitely not the only one.
Mortgage rates stayed higher than people hoped. Affordability was still tough. And every time it felt like things might improve, something else got in the way. But here's the good news.
A lot of housing experts think the second half of the year could start heading in a better direction. Not because everything magically gets fixed overnight...
But because if inflation cools off and things settle down overseas, mortgage rates could ease, more buyers could jump back in, and the market could finally start feeling a little less stuck.
Will everything suddenly be easy? Probably not. But after the first half we've had, "better" is a pretty good place to start.
