Which DFW city has the cleanest tap water? 💧
We ranked 9 DFW cities using the EWG Tap Water Database, which tracks what's actually in your city's water.
How we ranked them: we counted how many chemicals in each city's water are over EWG's health limits. Fewer = cleaner. When cities tied, we went with the one that had fewer chemicals found overall.
Good news: every city on this list passes federal EPA standards. EWG's limits are just stricter.
Fun fact: McKinney, Rockwall, Heath, Plano, Allen and Frisco all get their water from the same place, the North Texas Municipal Water District. So who supplies your water matters more than the city you live in.

Will WWIII happen anytime soon? Probably not. But if you are the plan-ahead type, here is how the DFW map breaks down. No exact targets named. This one is for you, the people of America.
It comes down to the factors these scenarios always turn on: population density, critical infrastructure, distance from the core, and prevailing wind.
Highest risk sits dead center. The Dallas and Fort Worth cores and the dense suburban ring wrapped around them.
Lowest risk is the rural green edge. The southeast arc is the strongest of those, out toward Terrell, Canton, and Athens, with a wider green belt running toward Weatherford, Decatur, and Sherman.
Why southeast: DFW winds blow predominantly from the south, averaging around 10 mph, so fallout would most likely drift north. The wind on any given day can swing, but the year-round odds favor that line. Sitting south and southeast of the core keeps you upwind.
If your priorities are distance, lower density, land, and water, the southeast green belt is where I would look.
Know your area. Plan ahead. Stay ready.

That’s a lot of views!
He said a 10.
Here’s why that hits me. He’s a quiet kid, the kind who keeps to himself and flies under the radar. If a school were going to chew a kid up, it’d be one like him. And he gave it a perfect 10.
We’ve raised our kids on a few simple things: be a good human, don’t judge people, do your best, be kind, and never be afraid to stand up for yourself. We’ve backed it with faith, with family, and with real community. And the tools we gave him? He’s got them if he ever needs them.
A kid who flies under the radar, rating his school a 10 out of 10, tells you more about Rockwall than any ranking ever could.
Is Rockwall perfect? No. The roads are expanding, just not fast enough. But the A-rated school districts earn that grade for good reason, and my family is living proof.
You’ll hear complainers. You’ll hear people paint Rockwall like it’s the end of the world. Usually it’s folks who’ve lived here a long time and remember when it was a tiny town on the lake, and they’d rather it stay their secret. Sometimes it’s someone who had a rough experience. That’s the motive. Everybody moving in now doesn’t carry that baggage. They just see it for what it is: a friendly town on the lake and a great place to live. Meanwhile the city keeps planning, and new-build neighborhoods keep coming, with more on the way.
As far as I’m concerned, this is the best place I could ever raise my kids. And my kids agree.
Thinking about a move to Rockwall, or somewhere else in DFW? I’d love to help you make it happen. And if you hate it here? Let’s plan your escape 👀

If you hate it here, I can get you out. No joke, that's my actual offer.
I see the comments. Traffic's brutal, schools aren't what you wanted, people are rude, and it's getting too crowded. If that's how you feel every single day, you're not a hater, you're a seller who hasn't called yet. I'll get your house sold, probably for more than you think, and help you land somewhere that actually fits you. That's a win for you.
And for everyone watching this play out who's thinking Rockwall actually sounds like their kind of place? I'll help you find the right neighborhood for your budget. That's a win too.
Selling or buying, I've got you either way.

The MUD/PID tax nobody warns you about. 👇
In a lot of DFW’s fastest-growing towns, the property tax you see quoted (around 2%) isn’t what you’ll actually pay. New-construction communities add a Municipal Utility District (MUD) or Public Improvement District (PID) to fund roads and utilities, and that pushes your real rate close to 3%.
Base rate vs. what new construction can actually hit:
Forney 2.24% → up to ~3.2%
Royse City 2.08% → up to ~3.1%
Celina 2.02% → up to ~3.1%
Anna 2.00% → up to ~3.0%
Prosper 1.95% → up to ~3.0%
Little Elm 1.94% → up to ~3.0%
Melissa 1.91% → up to ~2.9%
Aubrey 1.86% → up to ~3.0%
Fate 1.80% → up to ~2.6%
Northlake 1.57% → up to ~2.7%
On a $500K home, a MUD/PID can add $2,000 to $7,000 a year on top of everything else, and it typically lasts 20 to 30 years. Two houses on the same street can carry different rates, so the number has to be checked address by address. That’s exactly what I do before a client ever writes an offer.

Buying a home in DFW? Two little acronyms can change your monthly payment by hundreds of dollars, and a lot of buyers never see them coming: the MUD and the PID.
A MUD (Municipal Utility District) funds the water, sewer, and drainage that make a community possible. It’s based on your home’s value, shows up as a line on your tax bill, and typically starts high before dropping over time as the bonds get paid off. A PID (Public Improvement District) is a city or county assessment that pays for the extras, landscaping, parks, trails, entry monuments. It’s usually a fixed amount, it doesn’t shrink with your home value, and unlike a MUD it can be paid off in full at any time.
Here’s why it matters: two homes listed at the same price can carry very different true monthly costs once you factor these in. That’s exactly the kind of thing I check before you ever write an offer, so you know your real payment, not just the sticker price.

Want to skip the MUD and PID surprise? Here’s the truth most buyers get backwards: it’s not about new construction vs. old. It’s about whether the city built its own infrastructure.
Cities that were fully built out with city-owned water and sewer, Rockwall, Plano, Richardson, Allen, Coppell, Southlake, Colleyville, Keller, Murphy, and Sachse, generally carry no MUD or PID at all, even when you buy a brand-new home there.
Most of McKinney belongs in that clean group too, with one big exception: master-planned communities like Trinity Falls sit inside their own MUD districts, so those new builds do carry a MUD tax. That’s exactly why you check by community, not by city name.
The extra assessments tend to show up in fast-growth developments where the builder had to finance the pipes, roads, and amenities from scratch. Not every home has one, but assume the question until it’s been checked.
One honest caveat: none of this is a citywide guarantee. A single subdivision can break the pattern either way. The only way to know your true monthly payment is to pull the exact parcel, which I do on every home before you write an offer.
