Amendment 3 is on your November ballot, and if it passes it could meaningfully change your property tax bill. Here’s the quick version:

→ The homestead exemption on non-school taxes would rise to $150K in 2027 and $250K in 2028
→ The assessment cap on second homes, rentals, and commercial drops from 10% to 5%
→ School taxes wouldn’t change (that’s about 40% of your bill)
→ New residents after Dec. 31, 2026 generally wait five years after buying to get the bigger exemption

It’s not law yet — it needs 60% voter approval in November.
