What Is the Best Time of Year to Build a House in Decatur, TX?

Fall, with late spring a close second. But the reason has almost nothing to do with what it feels like outside.

Wise County sits on Western Cross Timbers clay, and that soil moves vertically as much as two to three inches between a wet spring and a dry August. Pour a foundation against fully swollen ground and the soil shrinks away underneath it later. Pour against dried, fissured clay and it swells back against the slab. Either way, the slab spends its life fighting movement nobody specified it for.

In October and November that moisture sits mid-range, which is the whole ballgame. And only the early stages of a build care about the season anyway. Once a house is dried in, interior work runs the same in January as in June.

Is a Builder the Same as a General Contractor in Decatur, TX?

Short answer: no, though one company can be both. A builder's business is producing finished structures, most often homes from raw land. A general contractor manages the trades, the schedule, the permits, and the money across projects of many kinds, from a second-story addition on East Main to a commercial re-roof out on Business 380.

Here is the part that trips people up: a custom home builder is doing the general contractor's job for the length of that build. The title changes with what a company sells, not with what happens on your site.

Texas does not license either role at the state level, so the words alone verify nothing. What does verify: insurance certificates, workers' comp, a real address, and permit history with the City of Decatur. 📋

What Is the Best Concrete Mix for a Driveway in Denton, TX?

Not all concrete is created equal, especially in Denton where our clay soils and freeze-thaw cycles put extra stress on driveways. The best choice is a 4,000 psi air-entrained mix with a low water-cement ratio and 5-inch thickness—much stronger than the standard 3,000 psi you might see elsewhere. Proper subgrade prep is just as important as the mix itself, and adding extra water on-site is the number one mistake that weakens your driveway.

Have you ever dealt with cracks in your concrete driveway? We'd love to hear what you think caused them!

How Deep Should a Concrete Slab Be in Denton, TX?

If you're planning a concrete driveway or patio in Denton, thickness matters more than you might think! Our expansive clay soils swell and shrink with moisture, which means you need thicker slabs than the typical national standards. For example, a standard residential driveway should be 5 inches thick here, not the usual 4 inches. Patios and walkways need 4 inches, while driveways handling heavy trucks or RVs require a full 6 inches.

Choosing the right depth can extend your concrete's life from 12 to 30 years—and upgrading from 4 to 5 inches only costs 20–25% more while giving you 56% more load capacity. Have you ever dealt with a cracked driveway in Denton? We'd love to hear your experience!

How Do You Maintain a Concrete Patio in the Denton, TX Climate?

If you own a concrete patio in Denton, you already know our expansive clay soil doesn't make things easy. That soil swells when wet and shrinks when dry, causing slabs to shift, crack, and settle over time. The good news? A solid maintenance routine can prevent small issues from becoming expensive replacements.

Start with an annual inspection to catch cracks and drainage problems early. Clean your patio regularly with neutral pH cleaners to avoid surface damage, and reseal every two to five years to protect against moisture infiltration and UV damage. Make sure your patio slopes at least two percent away from your house and redirect downspouts at least six feet from the slab. Seal control joints with flexible, UV-resistant caulk to keep water out of the base material.

Watch for red flags like cracks wider than a quarter inch, sections that heave or settle, and chronic drainage failures. These often signal deeper problems with our challenging North Texas clay soil that need professional attention. What maintenance challenges have you faced with your concrete patio?
