A recent analysis using Parcl Labs data shows Denver Metro’s Motivated Seller Index at 6.9, well above the U.S. score of 5.44.

A few numbers that stood out to me:
• 51.8% of Denver active listings have taken a price cut
• 22.8% of active listings are considered effectively underwater
• Denver prices are 14% below their peak

The takeaway isn't that sellers should panic — it's that pricing strategy matters more than ever. In this market, pricing a home based on where the market was can mean sitting longer and making a larger adjustment later.

DENVER WATER UPDATE | Lawn Watering Ends Oct. 1 💧

A quick reminder for Denver-area homeowners: Denver Water has announced that lawn watering will be prohibited beginning October 1 as drought conditions continue to worsen across Colorado.

Until then, current drought restrictions remain in effect, including mandatory watering on your two assigned days per week.

While lawn watering will end, trees, shrubs and gardens can still be watered using a handheld hose with a shutoff nozzle or low-volume, non-spray irrigation such as drip systems.

Small changes can make a big difference in helping conserve our limited water supply while protecting Denver’s valuable tree canopy.
