What I thought I’d be discussing today: interest rates, concessions, floor plans.
What I actually discussed: exes, mother-in-laws, work drama, HOA beef, and one suspicious neighbor named Gary. 💀
Your Realtor should know contracts… and how to nod at the right moments. Don’t worry…Your secrets are safe with me. 🤐🏡

Time to start an argument! 🤭🤬
One backsplash stays.
The other four are packing their bags.

🏡 The housing market isn’t booming… but it’s definitely not crashing either.
Halfway through 2026, we’re seeing something a lot of people didn’t expect: buyers and sellers are adapting instead of waiting on the sidelines.
Here’s what’s happening:
✔️ More homes are selling than earlier this year.
✔️ Inventory has improved, giving buyers more choices.
✔️ Price growth has cooled, but home values are still holding steady in many markets.
✔️ Buyers have more negotiating power than they’ve had in years.
✔️ Every market is different, which means national headlines don’t always tell the whole story.
The biggest takeaway?
The market isn’t frozen. It’s becoming more balanced.
If you’ve been waiting for the “perfect” time to buy or sell, you might be waiting for a market that never comes. The best move isn’t based on headlines. It’s based on your goals and what’s happening in your local market.
Curious what this means for Denver? Send me a message. I’d be happy to break down what’s happening in your neighborhood.
Who knew I needed a waterfall… in my living room? 🌊🏡
I’m not saying every house needs one… but I’m also not not saying it. 😂
So settle the debate:
💬 Coolest feature you’ve ever seen in a home?
Was it a waterfall, bowling alley, hidden room, indoor basketball court, wine cellar, slide, or something even crazier?
Drop it in the comments. I need to know what’s out there! 👇

I’m not saying everyone should buy today…I’m saying don’t let interest rates be the only thing driving your decision.
Because when rates finally drop… you’re probably not the only one who’s been waiting.
More buyers usually means more competition, fewer concessions, and higher prices.
Right now, many buyers still have:
✔️ Negotiating power
✔️ Seller concessions
✔️ Rate buy-down opportunities
✔️ Time to think before making an offer
The best time to buy isn’t when everyone else jumps in. It’s when it makes sense for your finances.
So… would you rather compete with 3 buyers or 30?
👇 Are you waiting for rates to drop, or are you shopping now?

Being a Colorado native is pretty dope… until everyone asks if I ski. The answer is noooo 😂… But give me sunny patio days with a cocktail and hikes any day.
Happy Colorado Day! ☀️🍹🥾❤️
