Iran conflict is expanding into Saudi Arabia, Egypt & Kuwait. Both Strait of Hormuz & Red Sea now disrupted. Rates stuck at 6.7% until something changes. The buyers winning right now aren't waiting on rates, in fact, 79% of them are moving forward regardless.

Here's this week's Market Moves:

🏦 3 fed dissents at Wed meeting. Hasn't happened in 10 years. 66% probability of September rate hike. No meeting in August.
📈 30yr Treasury hit highest level since 2007. Market is doing the work for the fed. Long term rates going up even while short term holds.
💰 Savings rate dropped to 2.7%. Consumer spending still propping up GDP at 1.5%. People aren't saving, they're surviving. Homeownership is still the hedge.
🏡 Seller offering $25K concession + Rueth Team adding to it = 4.99% rate on a $650K home. Attracting buyers. This is happening now.
🔑 79% of prospective buyers say they're moving forward DESPITE high rates & prices. They don't need lower rates. They need an advisor who believes before they do.“
