When people move, there's usually an assumption built in: you sell the house you're leaving and put the money toward the next one.
More owners are pausing on that this year and asking a second question — should I sell it at all, or keep it and rent it out?
We just published a post that walks through both paths: what each one actually nets you, what really changes the day you become a landlord, and when selling is simply the better call.

Everyone remembers what happened to housing in 2008.
But there’s a major difference between homeowners then and homeowners today: equity.
During the crash, the gap between what homeowners owed and what their homes were worth became a serious problem. Today, the national numbers look dramatically different.
That doesn’t mean prices can’t decline or every homeowner is financially secure. But when someone says “this is just like 2008,” equity is an important part of the conversation.
So, does today’s housing market feel like 2008 to you?
Comment YES or NO — and tell us why.

Rates feel high. But what are we comparing them to?
For many buyers, it’s 2020–2021, when mortgage rates were historically unusual. Zoom out across decades of rate history and the picture looks very different.
That doesn’t mean today’s rates are affordable for everyone, or that rates won’t change. But if you’re waiting for a specific rate, it’s worth asking:
How common has that rate actually been?
What mortgage rate are you waiting for?
Drop your number below.

"Is the housing market going to crash?"
We get this question a lot lately, and if you've wondered the same thing, you're not alone — roughly 4 in 10 buyers and sellers say they're worried about one.
But the numbers tell a calmer story. There are more homes on the market than we've seen in years, sales are running ahead of last year, and prices are holding steady. Most economists call 2026 a rebalancing year — a market finding its footing after some wild swings.
Every market is different, and yours might look nothing like the national picture. That's exactly why it's worth asking about your area specifically instead of settling for the scariest headline in your feed.

What happens when you zoom out and look at housing costs over 10 years instead of one month?
This example compares two paths: renting versus buying and building equity through appreciation and principal paid.
Buying isn’t automatically right for everyone, but if you’ve been renting for a while, it’s worth seeing what the numbers look like for you.

The smartest way to use AI in a home search? Give it the homework.
Let it sharpen your wish list, explain the confusing terms, rough out the numbers, and build your shortlist. It's genuinely good at all of that.
Then take what it found to a professional who can verify it — someone who's walked those streets, knows what homes there actually sell for, and can spot the things no chatbot can see.
One of my favorite conversations lately: bring me what the chatbot told you, and I'll tell you what it got right.

Selling soon? Here's something most sellers haven't thought about yet: buyers' AI tools now read and summarize listings before anyone looks at your photos. Your home might reach its next buyer as three bullet points in a chat window.
That changes what a great listing has to do. Specific, accurate details get found and repeated — vague lifestyle copy gets skipped. Your photos and your facts need to tell the same story. And pricing right matters more than ever, because a mispriced home quietly drops out of searches it never even knew were happening.
Sellers who understand this have a real edge right now. The full post explains how it works.

A lot can happen in a housing market over 10 years.
A single year rarely tells the whole story. This graphic shows local appreciation year by year and what those changes could mean for a home purchased at the beginning of the period.
Of course, every home is different. Location, condition, improvements, and property type all matter.
If you’ve owned your home for several years, there’s an important question to ask:
How much has YOUR home changed in value, and how much equity might you have today?
Send me your address and I can help you take a closer look.
AI can tell you a lot about a home. Here's what it can't tell you:
🏠 Condition — of the home, or of the homes its price comparisons are built on
🌳 Feel — how a street actually lives at rush hour or on a Saturday morning
🏫 School lines — one side of a street can feed a different school than the other
📍 Position — a corner lot and a spot deep in the cul-de-sac aren't the same value
🚧 What hasn't been announced — the empty field that's about to become a development
And that's not the whole list. Every neighborhood has things you only learn by being there — or by talking to someone who has.

Does home search now start with AI?
For a lot of buyers, it already does. Instead of setting filters and scrolling for hours, they're just asking: "Find me a home near a park, with room for my in-laws, under my budget." And they're getting real answers back.
It works better than most people expect — the early part of a search has never moved faster. But there are things these tools can't tell you about a home, and they're usually the things that matter most.
This month's post covers both sides.
