Last week, our own Mike Hills and Seth Johnson represented Atlas at Blueprint Vegas, joining conversations about where single-family rentals, property management, and real estate technology are headed next.
Mike spoke on a panel called 'How SFR Wins Next,' sharing Atlas' take on the industry's future. Seth joined a roundtable focused on the everyday challenges property managers and operators are facing.
The biggest takeaway from the event? Growth alone isn't the goal; growing thoughtfully is. That means better outcomes for residents, stronger results for investors, and better tools for the teams doing the work.
Technology and innovation matter, but only when they actually improve things for the people involved.
Thanks to everyone at Blueprint who shared ideas and pushed our thinking further. We're already excited for what's next!

What actually makes a resident want to renew their lease? It's probably not what you'd think.
In a new Forbes article, our CEO Tony Julianelle shares that it's not the amenities or a free month of rent that keeps people around; it's what happens after move-in. Quick responses, staying on top of maintenance, and knowing when residents want to hear from you versus when they'd rather be left alone.
Retention isn't built during the tour. It's built in the 11 months that follow.

Rising taxes, insurance costs, financing rates, and a wave of new legislation are all squeezing rental returns in Colorado right now. A lot of owners are left wondering if their numbers still work.
Our own Mike Hills, VP of Capital Markets at Atlas Real Estate and Jennifer Reinhardt, Investment Specialist, are addressing that head-on at Colorado RE•CON Fall 2026, leading the session "Does It Still Pencil? A Straight Read on Colorado Rentals," part of RE•CON's Market + Legal Risk night.
Thursday, September 24 | PPA Event Center, Denver | 5:15-9:15 PM
A second night, focused on operations and technology risk, follows on October 20. Both are built for independent rental owners navigating a market that's changed faster than most portfolios have.

Atlas Real Estate assumes operational leadership of The Jewell, a 93-unit Denver community now entering lease-up at 59.1% occupancy in partnership with Graceada Partners.
Located steps from Colorado Station light rail with direct access to I-25, University of Denver, and Cherry Creek.
Most institutional portfolios are won or lost not at acquisition, but in what follows: lease-up ex*****on, high-volume unit turns, and complex capital projects. The Jewell has market tailwinds.
Ex*****on determines whether this becomes a value creation case study or a cautionary tale.
This is exactly the kind of operations-intensive transformation Atlas is built for: managing complexity at scale, executing lease-up velocity, and protecting long-term institutional returns.

The SFR/BTR market is evolving quickly but growth comes with its own set of challenges.
As operators scale, the questions become more complex: How do you grow without sacrificing operational discipline? How do you build systems that can support expansion? And how do you create long-term value in a market that continues to change?
On September 16th, Tony Julianelle, CEO and Partner at Atlas Real Estate, will join Kelsi Cory and Gregory Frank Cory Executive Recruiting’s THRIVE SFR | BTR for a live conversation on where the market is headed, what operators need to get right, and the lessons that come from building and scaling in the space.
Tony will share Atlas’ perspective on navigating growth, building strong operating foundations, and creating sustainable value across SFR and BTR.

When rent growth slows, operational excellence matters more.
During the recent downturn, new-lease pricing softened across many markets. For residential operators, that changed the economics of retention: keeping a great resident became increasingly important to protecting NOI.
But retention does not begin when a renewal offer is sent.
It begins with the resident experience from the moment someone moves into a home.
Maintenance response times. Clear communication. Fast vendor assignment. Accountability when an issue remains unresolved.
These are often treated as operational details. In reality, they can become powerful drivers of whether a resident chooses to stay.
At Atlas Real Estate, we believe strong real estate performance is built through disciplined operations, especially when market conditions become more challenging. The systems an operator builds during slower periods determine how well the business performs when the market changes.
In his latest Forbes article, Atlas Real Estate’s CEO, Tony Julianelle, examines what landlords who outperformed the downturn did differently and why maintenance ex*****on and the early resident experience may be among the industry's most overlooked drivers of retention.

Renting longer isn't always about needing to. Sometimes it's about what makes financial sense right now.
Phoenix is a good example. Vacancy just hit a three year low, new construction is down 13% year over year, and the ongoing gap between renting and buying keeps demand strong for professionally managed rental communities.
Seth Johnson, Director of Growth at Atlas Real Estate, shared his take on why Phoenix continues to stand out in a recent GlobeSt feature.
What's driving your own rent versus buy decision? Let us know in the comments.

180 Flats in Denver is now part of the Atlas portfolio.
142 units. Institutional owner. Management transition on schedule from day one.
When a community of this scale changes operators, the onboarding period is where performance is either protected or lost. At Atlas, we build our process around getting it right before the first resident interaction, not after.
That is what consistent property management looks like in practice.

The SFR game is changing.
Rent growth is cooling. Institutional money is reshaping the sector.
The winners? They're not riding market momentum anymore.
They're winning on operations.
At Atlas, we built our entire platform around this truth: disciplined ex*****on, scalable systems, and creating real value for residents and investors.
In a new Q&A with Blueprint Insights, our CEO Tony Julianelle breaks down:
✓ Where SFR & BTR are heading
✓ Why operations is the new competitive edge
✓ What investors should focus on now
