Built-in L-shaped bunks, drawer storage underneath, shiplap, pendant lighting. Four beds in one room and it still feels like somewhere you'd want to sleep πŸ›οΈ

Substantial completion means the home is livable. The certificate of occupancy is usually in hand, you can move in, but the punch list isn't finished yet. Minor items, cosmetic fixes, final details still outstanding.

Final completion means everything on that list is done. Nothing left open. The build is finished.

The gap between the two is where a lot of confusion happens: especially around warranty start dates and what the builder is still responsible for. Knowing the difference going in makes the end of the project a lot smoother 🏘️

Building on the Gulf Coast means building for what this coast can throw at a home.
Engineered connections from roof to foundation. Impact-rated windows and doors. Elevated construction where the flood zone requires it. Materials that hold up against salt air and humidity year after year.

That's not a feature list: it's just how a home on this coast should be built 🌊

Football Sundays, holiday weekends, a house full of people. A kitchen that actually works for hosting comes down to a few things.

Island placement that keeps traffic moving. Enough counter space that two people can work in the same kitchen without getting in each other's way. A layout that stays connected to the dining room without feeling like one big room.!

Building on this coast for as long as we have teaches you things you can't learn anywhere else.

The permitting quirks, the lots that look one way on paper and another way when you're standing on them, the details that hold up ten years later and the ones that don't. And the relationships: with the planning department, the building department, the subs who've been on every job. That kind of trust gets built over years and it shows up on every project whether the client sees it or not.

That's what we bring to every build. πŸ™Œ

A covered porch on the Gulf Coast isn't just a summer feature.

Get the ceiling height right, the fans in the right spots, the screens or the open sightlines figured out: and this becomes the most used space in the house from September through May. Football Sundays, early mornings with coffee, evenings when the temperature finally breaks.

The ones that work year-round don't happen by accident 🌿

Q4 is one of the most underutilized windows in the Emerald Coast build calendar.

Permit volume at the county level drops. Review queues move faster. And after years of working with the planning and building departments here, those relationships matter more than most people realize. When you've built trust with the people on the other side of the counter over a long time, the process just works differently.

The builders and clients who use this window well are the ones who break ground in spring instead of waiting another year.

30A isn't one neighborhood. It's a collection of communities that each decided to be something specific: and the differences between them are bigger than most people expect before they start looking at lots.

πŸ›οΈ Rosemary Beach: One of the most architecturally intentional communities on the coast. Designed around walkability, courtyard living, and a strict design code that keeps the character consistent. Buyers here want something that feels like a real town.

🀍 Alys Beach: White-walled, spare, and unlike anything else on 30A. The architecture is the statement. Every build goes through a rigorous design review and the result is one of the most visually cohesive communities in the country.

🌊 Seaside: The original New Urbanist community on 30A. Front porches, narrow lots, and a town center that actually gets used. Buyers want the lifestyle as much as the home.

🌿 Grayton Beach: The least curated stretch of 30A and proud of it. Older, more eclectic, more personal. Buyers here aren't looking for a design board β€” they want something that feels like theirs.

🏑 Seagrove Beach: Quieter and more residential than its neighbors. Sits between Seaside and WaterColor without feeling like either. A good fit for buyers who want proximity to 30A without the formality.

πŸŒ… WaterSound: Bayfront and gulf-front living within the same community. More private than WaterColor, with a different pace. Buyers here tend to want seclusion as much as access.

The primary bathroom is one of the spaces that clients spend the most time thinking about. It's also one of the ones that shows most clearly whether the details were actually considered or just selected.

Full marble tile surround, soaking tub, walk-in shower, chrome fixtures throughout. A chandelier overhead that could have felt out of place and doesn't. Every decision in this room earned its spot.

A look at what we've built across the Emerald Coast. Waterfront estates, wooded lots north of 30A, coastal contemporaries, modern farmhouses. Primary residences, second homes, and investment properties that needed to work as both.

Every one of them started the same way: with a lot, a client, and a conversation about what the home actually needed to be. No templates, no existing plans pulled off a shelf. Just the site and the vision!
