If youβre an early riser, the MB10K is a great way to kick off the weekend. This annual community road race brings runners and spectators together in Manhattan Beach, with plenty of energy throughout the morning. Lace up, cheer on the runners, or simply enjoy the atmosphere around town! πβοΈ

My advice to a seller: be prepared and disclose as much as you know to your real estate agent from the very beginning. π
In this episode, Claudia shares essential seller advice. Selling a family home is emotionalβyour kids grew up there. You're not always going to think of everything, like a fire inspection or a special assessment that just came out a week ago.
But you need to be ready. Disclose what you know. Provide information to your agent, so they can provide it to the escrow officer, so we can act on it and get a head start.
Common issues? Vesting in trust requires trust documents. If someone passed away, you'll need the death certificate to clean up the vesting. Be ready to provide when asked.

Writing an offer does not mean youβre officially buying the house. It means youβre giving yourself the opportunity to move forward and learn more about the property.
If your offer is accepted, thatβs when escrow begins. Youβll have time to do inspections, review disclosures, complete the appraisal, and walk through the home again. Most importantly, you get the chance to decide if the house is truly right for you.

Two levels of law. State level. Local level. And local is almost always stricter. π
In this episode, Eileen Kendall breaks down why compliance is your best defense. If you own a property in the City of LA, even a single family home, you're subject to just cause eviction rules. You have to register the property. Pay the fee. Serve notices of protection. Serve notice of right to counsel.
Miss any of those? You can't collect rent. Period.
And here's a common trap: your agent says the property is exempt, but they didn't check the exemption box properly. Now you can't terminate for owner occupancy.
