This growth translates into more than $27 billion in property tax revenue. New construction alone added $12 billion, and property transfers contributed $49 billion. The median home price now stands at $982,000. These figures underscore the ongoing strength and resilience of our local market, especially in neighborhoods like Encino and throughout greater LA where I’ve had the privilege to guide clients for decades.

For those of us in Los Angeles, it’s clear that steady rents—especially near transit hubs and urban centers—depend on local officials permitting much-needed higher-density multi-family housing. As more Californians cluster near job centers, the long-term outlook points to renting remaining a standard alternative to ownership. Population growth is concentrating in cities, while turnover stays low thanks to many homeowners’ favorable mortgage rates. It’s a complex, evolving picture—and one that’s always front of mind as I help my clients weigh their options in today’s market.
