If I were buying my first home in this market, here are 3 things I’d ask my agent 👇

Everyone tells you to watch the price. Almost nobody tells you to ask the questions that actually protect your money and your leverage.

1️⃣ What’s my real monthly payment
Not just principal and interest. Taxes, insurance, HOA dues — they can move your payment more than a full percentage point on your rate does. Buyers get surprised by this at closing more than anything else.

2️⃣ How long has this place actually been on the market
Relisting resets the “days on market” number you see online. It doesn’t reset the seller’s patience. Knowing the real timeline changes how you negotiate.

3️⃣ What’s negotiable that most buyers never think to ask for
Price isn’t the only lever. Rate buydowns, closing costs, repair credits — there’s usually more room than people assume, especially right now.

First-time buyers usually find out about #3 after they’ve already lost a house they loved.
