MARKET RECALIBRATION: RATES SPIKE, INVENTORY BUILDS, PRICES EASE

The 30-year fixed jumped eight basis points to 6.66% — the highest reading since July 2025 and the fifth straight weekly increase, per Freddie Mac. July NTREIS data shows the shift finally reaching prices: DFW’s Entire-MLS median held at $375,000, but four of six major cities softened. Days on market ticked up to 34 from 32, and months supply rose to 5.3 from 5.0. Buyers: leverage is quietly returning to your side of the table. Sellers: price with precision and act decisively — the days of expecting last spring’s comps are over.
