Installed a precast concrete pool today. Plumbing is done, AC is finishing up tomorrow, electric will be done by the end of the week. Doors and windows are in. Sheetrock already delivered. Masons started laying stone today. Stucco starting tomorrow. Septic on Friday. Definitely catching up. This is week four since the foundation was poured.
This is going to be a master class at delivering ahead of time.

Gaining speed after a month-long setback due to issues with the steel contractor. Third floor and roof next week followed by sheathing and windows. Cantilever 10' into the driveway, massive steel beams supporting it - no room for mistake and every engineering detail matters now. Will have to push it faster than humanly possibly to complete by the end of the year. Utilities are all connected

Not bad progress in one week. Windows are already on site, roofing tomorrow, driveway and the rest of the decking by eob today.

Clearing 5 lots on the same street at the same time, gaining speed at the Medical District Phase II project. All 10 units that will be replacing these are 3br 3.5br and about 2200 SQ.f. each. Cutting down 70y old trees, improving infrastructure - electric posts, transformers, cable, sewer, ext.

Building on the highest point elevation lot at the Peninsula. Keeping the freshly poured foundation wet for the first few days to prevent cracking on 100+ degrees heat. Installing another Plungie pool here in two weeks - a lot more efficient than after the end of construction. The full lumber package is already here, windows ready. This one is going to go up fast. Stripping forms and grading and setting the forms for the approach today as well.

One more duplex out of those completed earlier this year. One side is still available for long term rent. 3500/mo. Right behind UT Southwestern. 1900 SQ.F. Really nice unit.

One of the 8 duplexes I built earlier this year by UT Southwestern. Building one more on that street and starting a new stage on the next street. 5 houses are scheduled for demolition for the next week.

Finally poured the foundation for this new 5-unit condo building. Challenging lot - over 10' drop front to back of the lot. Having to build a series of retaining walls. This one will also have the 10' cantilever. Steel beams are coming in this week before we start the stick frame on top of it. Will try my best to deliver by the end of the year. Great investment product. Close to uptown Dallas and Medical District
