The Fed meets tomorrow. Mortgage rates already moved (they always do — the bond market doesn't wait for Powell). And here's what most people are missing:
✅ DFW is officially a buyer's market — sellers make up 57%
✅ 5.85 months of inventory (balanced tips toward buyers past 6)
✅ 27.5% of DFW listings had a price cut in August vs 20.4% nationally
✅ National avg: Conventional 7%, FHA/VA ~6.875%
👉 But 99% of my buyers are getting seller credit to permanently buy down the rate. That's the play right now.
