A listing feed tells you what is available. It does not tell you what is actually worth your time. 🏡

In Frisco, Prosper, McKinney, and Plano right now, a meaningful portion of what appears active is already under contract. Another portion has been sitting long enough that the price or the property has a story the listing is not volunteering. And the properties that would be ruled out in the first ten minutes inside never show up on a list of reasons not to schedule the showing.

When I work with a buyer in this market, the search is built around what they have actually told me — the school district, the commute, the price range all-in rather than base price, the community characteristics that fit how their family actually operates. The feed is a starting point. The value is in filtering it correctly and knowing what the data behind each listing is actually saying.

I tell buyers what I crossed off and why. In a market moving at this pace, that information is often worth more than any showing.

In a market with the inventory levels currently across Frisco, Prosper, McKinney, and Plano, a well-priced home with inadequate marketing exposure does not find its buyer efficiently. Here is how I approach that problem. 🏡

Pre-launch preparation is not optional. Photography is scheduled after the home is ready, not when it is convenient. The first impression a buyer forms happens on a screen and it determines whether a showing gets scheduled. That impression has to earn the click.

Photography and video are produced to a standard that competes in this market. In a corridor with significant new construction inventory, presentation quality is a direct variable in showing volume.

The Compass network is activated on day one. Compass Collections, agent-to-agent outreach, and pre-market exposure through Coming Soon give my listings access to qualified buyer pipelines before the property is publicly listed. That advantage is specific to Compass and it is not theoretical.

The closed post is the output. Here is a partial accounting of what produced it. 🏡

The accepted offer was structured around information I gathered on the listing side before the offer was written. That information changed the terms. The terms changed the outcome.

The inspection response required navigating items that could have ended the transaction. They did not, because the approach was calibrated to what the deal could absorb and what it could not.

The home my buyer closed on was not the first one they wanted to buy. I had data-backed reasons for the recommendation to pass. They were correct. The client acknowledged that at closing.

The transaction closed without drama because two complications were identified and resolved before they reached my client. That is the job.

The showings involved preparation before each one and a structured debrief after every single one. Neither is visible externally. Both determine what happens next.

The closed post takes a few seconds to write. Everything before it is the work.

Selling without representation is a choice. Here is what it costs in this market specifically. 🏡

Pricing. An unrepresented seller prices against homes they have not been inside, without access to the off-market data and transaction history that determines where a property actually sits in the current Frisco, Prosper, or McKinney market. Mispricing at the outset is the most expensive mistake a seller can make and the hardest to recover from once days on market starts working against you.

Marketing. Professional photography, a coordinated launch, Compass network distribution, and targeted social reach are not things an unrepresented seller replicates. The gap in buyer exposure is real and it shows up in offer volume.

Negotiation. The buyer's agent is trained, experienced, and working exclusively in their client's interest. An unrepresented seller is on the other side of that dynamic without equivalent preparation or standing.

Contract management. Complex documents, strict timelines, and inspection negotiations that require both knowledge of the market and command of the process.

Transaction management. Whatever surfaces in the middle — and something always does — absorbed without professional support.

The commission conversation is understandable. The math of what unrepresented sellers typically leave behind usually ends it.
