Sweetwater Branch Inn

Sweetwater Branch Inn is a boutique hotel and event venue that combines Victorian charm with modern amenities. Here at Sweetwater, we go above and beyond.
We are a hidden oasis nestled in the heart of Downtown Gainesville. Our rooms are personalized, our gardens and grounds are gorgeous, and
you’ll love our modern amenities and packages! Our 2 beautiful Victorian homes were built in the
late 1800’s. The Holbrook family began
restoring them in 1978, and Cornelia Holbrook
opened the Cushman-Colson house as Sweetwater Inn in 1993. Sweetwater now features 29 rooms and cottages, with our
lush Florida gardens complete with babbling
fountains, romantic gazebo, colonnade, and 30 foot in-ground heated salt pool and spa! Every reservation includes a complimentary
evening wine & cheese hour as well as a
delicious homemade breakfast each morning. We’d love to be your home-away-from-home. Sweetwater’s location is perfect. We’re right on University Avenue
in historic Downtown Gainesville;
mere blocks from the University of Florida,
Shands Hospital and Academic Health Center,
and exciting downtown nightlife!
There’s something special about staying somewhere that lets you experience Gainesville like a local. 💙
Start your morning with local coffee, settle into your cottage, grab one of our complimentary bikes, and spend the day exploring the parks, shops, restaurants and hidden gems around town — all before coming back to your own cozy space at Sweetwater Branch Inn.
It’s the kind of stay where you can make plans, change your mind, wander a little, and just enjoy being here. Your days here can be as busy or as slow as you want them to be. And honestly, we think that’s one of the best parts.
Come spend a little time in Gainesville with us.

✨ A Little Dolly Parton Inspiration for Your Friday✨
Today, September 25, we’re celebrating Dolly Parton and the joy, kindness, and generosity she brings to the world.
From her music to her love of children and literacy, Dolly reminds us that you can be a little bit country, a little bit glamorous, and always lead with a whole lot of heart.
Here at Sweetwater, we believe in the beauty of simple joys, welcoming people with warmth, and making the world a little brighter—one guest, one story, and one kind gesture at a time.
So today, channel your inner Dolly: dream big, be kind, and don’t be afraid to sparkle.
What’s your favorite Dolly Parton song? Let us know in the comments!

There’s a reason our gardens are filled with butterflies. 🦋
At Sweetwater Branch Inn, we don’t use fertilizers or pesticides to maintain our grounds and gardens. It’s one of the ways we care for our little corner of Florida — and help protect the water in the Florida aquifer.
The result? A garden that welcomes more than our guests. It welcomes butterflies, birds, bees, and all the little signs of life that make our gardens so special.
Sometimes, sustainability looks as simple as letting nature do what it does best. 🌿

Today, on American Business Women’s Day, we’re taking a moment to celebrate the woman behind the magic of Sweetwater Branch Inn.
For more than three decades, Cornelia Holbrook has poured her heart, vision, and hard work into making Sweetwater what it is today. What began as a dream has grown into a place where guests gather, memories are made, and people from near and far find a little peace, beauty, and a place to call home, even if just for a night.
Every garden, every gathering, every warm welcome, and every special moment here is part of a story she has spent years building and nurturing.
Sweetwater is more than a place to stay. It is a reflection of the love, dedication, and vision of the woman who dreamed it into existence and continues to keep that dream alive.
Cornelia, thank you for all that you do, all that you have built, and all that you continue to give to Sweetwater. Your hard work has created something truly special, and we are so grateful to celebrate you today.
Happy American Business Women’s Day to the woman behind our beloved Sweetwater Branch Inn. 🤍
