Barbara Colvin - Broker Associate
Your Faith-filled Broker Associate! After high school, I married and supported my then-husband through law school. Helping my clients is a joy.
Born in Bermuda as the daughter of an Air Force dad, I had the privilege of moving often — California, Italy, Maryland, and finally San Antonio during middle school. This upbringing taught me how to connect and build friendships wherever I went, a skill that serves me well in real estate today. When our marriage ended, I moved to Austin in 1990 and spent the next decade devoted to ministry — serving in the singles ministry at church, volunteering in the infant’s room, helping with youth crisis counseling, assisting an elderly member, and participating in the singles and women’s ministries. My focus during that time was on serving others and growing in faith. I also returned to school and graduated from The University of Texas at Austin with a degree in Psychology. In 2001, God blessed me with my amazing husband, Barry, and we’ve now been married for 24 years. Together, we’re proud parents of two wonderful daughters and share our home with a Labradoodle and a Puggle. Professionally, my career has been varied and rewarding. I worked in mortgage loan processing, construction support, EAP phone counseling, purchasing, negotiations, and local business services. These experiences — combined with my ability to connect with people — led me to real estate, where I can truly serve clients with heart and expertise. I’m a firm believer in education and hold my Broker Associate License along with eight real estate designations, because the more I learn, the better I can serve my clients — whether buying, selling, leasing, or investing. I work with sellers, buyers, and investors both locally and out of state, treating each transaction as if it were my own. I listen intently, guide carefully, and celebrate when we find the perfect solution. If clients are open, I love praying with them at the start or end of the process. My goal is always the same: to make the journey smooth, rewarding, and faith centered. I like to say I’m Your Faith-filled Broker Associate for Life — because real estate is about relationships as much as it is about homes.

A major piece of Cedar Park’s CedarView development now has a clearer timeline. The new Marriott Hotel and Conference Center is expected to open in April 2027, according to the hotel’s sales and marketing director.
Plans include 297 guest rooms, 17 suites, and a 30,000 square foot conference center. The largest ballroom will offer nearly 10,000 square feet for conferences, weddings, and community events.
Why it matters locally: Cedar Park has grown rapidly, but larger meetings and events often require visitors to stay or gather elsewhere. This project will add lodging, event space, dining, and another major destination near the planned Nebraska Furniture Market and Scheels developments.
The practical takeaway: CedarView is still developing in phases, so buyers, sellers, and nearby homeowners should follow confirmed opening dates rather than assuming every announced attraction will arrive simultaneously.
Would you like to discuss how Cedar Park’s continued development may affect your real estate plans? I am always happy to help.
Most buyers focus only on the sale price — but there's more room to negotiate than you might think. 💰 From closing costs to repairs to your move-in date, a good strategy can save you money and stress. Thinking about buying in Georgetown, Liberty Hill, Leander, Cedar Park, Round Rock, Hutto, or Pflugerville? Let's talk about what you can actually negotiate in today's market. 📲

🏠 AUSTIN AREA
Austin Home Prices Fell 6.4% in August, But There’s Another Number Buyers and Sellers Should Watch.
August home prices and sales fell, but inventory also tightened. The new Unlock MLS August report shows 2,501 homes sold across the Austin–Round Rock–San Marcos metro, down 7.3% year over year, while the median sales price fell 6.4% to $412,000. Active listings declined 6.5% to 13,676 and months of inventory dropped to 5.1 months. Pending sales, however, increased 1.5%.
Why it matters: This is a more nuanced market than simply “prices are falling.” Sales and prices are down, but the supply of homes for sale has also contracted and pending activity improved slightly.
Seller: Price competitively from day one. The average sale closed at 93.2% of original list price, versus 92.2% last August, suggesting buyers still negotiate but the gap has narrowed somewhat.
Buyer: There is still meaningful choice, but don't assume inventory will continue climbing.
