So what's happening?
Gilbert is showing classic landlord-market fundamentals. Fewer homes are available, rents are rising, and quality properties are getting leased in just over two weeks. Demand continues to outpace supply.
Casa Grande tells a different story. More rentals have entered the market, rents have softened, and homes are taking longer to lease. Supply has started to outpace demand, giving renters a bit more negotiating power.
The takeaway? It's a great reminder that "the Phoenix market" isn't one market at all.
Sometimes, two cities less than an hour apart can be moving in completely different directions.
