Why Buyers and Sellers Are Stuck |
Lately, I’ve seen firsthand how higher mortgage rates are putting the brakes on both buyers and sellers here in the Valley of the Sun. For many, those monthly payments just don’t make sense right now, so more buyers are pressing pause on their search. Pending sales are reflecting this shift—fewer house hunters are stepping up to make offers. On the flip side, homeowners who locked in lower rates aren’t in a hurry to move, which means we’re not seeing as many new listings. This creates a bit of a standstill: buyers are holding out for more affordable payments, while sellers are reluctant to give up their current mortgages. It’s an unusual moment in our local market, and it takes experience and local insight to navigate these unique dynamics.

U.S. Housing Market Rebalances Slowly |
This season, we’re seeing the U.S. housing market take a gradual step toward balance—something I’m noticing here in the Valley of the Sun as well. Active inventory is up about 4% year-over-year nationwide, but the pace of growth has eased for the first time in five weeks. That means buyers are getting a bit more breathing room, but supply isn’t surging. Homes are spending an average of 61 days on the market, mirroring last year’s numbers and reflecting the typical late third-quarter slow-down after a faster spring and summer in 2026. New listings are down around 1% compared to last year, landing close to where we were in 2025, as affordability concerns keep some buyers cautious and some sellers holding back. The national median listing price is $419,000—about 1% lower than last year. Price per square foot has dipped to $222, the lowest since early 2026. With inventory ticking up and mortgage rates still elevated, we’re seeing a shift toward a more buyer-friendly market, but the overall pace remains steady rather than dramatic.
