AM Pro Spec, LLC stands out as a strong home-inspection choice in the Dallas/ Fort Worth area because it combines thorough coverage, clear reporting, and local expertise:
Detailed, easy-to-understand reports: AM Pro Spec says its reports are designed to help buyers and sellers make informed decisions
Comprehensive inspections: The inspection covers major systems including the foundation, roof, drainage, attic, structure, electrical, plumbing, HVAC, water heater, appliance, kitchens, bathrooms, window, and doors.
Personalized Service: The company emphasized direct communication with clients and discusses findings after the inspection, rather than simply sending a report without explanation.
D/FW specific awareness: AM Pro Spec understands the issues common to North Texas, such as clay soils, foundation movement, drainage problems, hail-related roof damage, and heavy HVAC demands.
Practical inspection process: Inspections generally take about two to four hours, depending on the property size and condition, followed by a written report documents the home’s systems and observed conditions.
Buyer focused guidance: AM Pro Spec positions the inspection to client’s confidence before making one of their largest financial investments.
In most cases same day report turnaround. Inspection includes thermal imaging, along with add on inspection services for sprinkler system and pool inspection are included or available separately.
The strongest reason to choose them is likely the combination of thoroughness and understandable communication—an inspection is most useful when it not only identifies defects but also helps you understand which findings are urgent, which are maintenance issues, and which may affect negotiations. Siding should never directly touch roof shingles, as this causes water to wick up, leading to rot, mold, and damaged, failed siding. A minimum 1–2 inch gap (or at least 1/2 inch for vinyl) is recommended between the siding and roof surface to allow for proper drainage. Correct flashing, such as step flashing, must be installed behind the siding to prevent leaks.

If trees are too close to your house foundation, it can turn into a real structural problem over time—this isn’t just cosmetic.
Why it’s an issue – The root systems can grow under your foundation, causing cracks or uneven settling. Trees pull moisture from the soil, which can shrink or expand the ground (especially in clay-heavy areas like much of Texas). Branches can also damage roofs or gutters if the tree is very close.
How close is “too close”? - A good rule of thumb: Small trees: at least 10–15 feet away. Medium trees: 15–25 feet. Large trees (like oaks): 20–30+ feet.
If a mature tree is closer than that, it may already be affecting your foundation. Warning signs to look for - Cracks in walls, floors, or foundation, doors/windows sticking, uneven floors, visible roots near or under the house
What you can do - Consult an arborist before cutting anything—removing a tree too quickly can worsen foundation issues. Install a root barrier to redirect growth. Keep soil moisture consistent (important in dry/hot climates). In some cases, tree removal may be necessary if the risk is high.
In areas like North Texas with expansive clay soils make foundations more sensitive to moisture changes—trees can amplify this effect significantly.
