HUGE win at our house today! Baxter has a lot of anxiety and has refused to walk without Luci for years. This morning, not only did he ask for a walk, but he actually stepped outside the house without her and walked a little ways around the neighborhood!!!🏘️

Denver Metro Market Update 🏡

The market is still giving buyers and sellers a little bit of breathing room.

We’re sitting at 3.9 months of supply, with homes taking a median of 33 days to go under contract. There are currently more than 12,500 active listings, while 661 homes closed during this reporting period.

So what does that mean?

👉 Buyers: You have more options and generally more time to think through a purchase than you did in the frenzy of a few years ago. That doesn’t mean every home is sitting around—well-priced, desirable homes can still move quickly.

👉 Sellers: Pricing and presentation matter. With more choices available to buyers, you can’t necessarily expect your home to sell simply because you put it on the market.

And as always, the Denver Metro market is a collection of very different local markets. What’s happening in Castle Rock may look very different from Aurora, Highlands Ranch, or Parker.

If you’re wondering what these numbers mean for your specific neighborhood and situation, that’s where the bigger picture matters.
