Relying solely on your bank balance to run a business can be misleading. Focusing on making more money is often the better strategy.
Selling for a million? You want your money now. But shift to the seller's view. For a $5M deal with 5% interest, they earn an extra $1-2M. Many sellers don't need that much; they can live comfortably off $10-30k/month. Becoming the bank offers passive income, creating a win-win.

My goal used to be 400 people housed.
Then I met somebody at an accredited investor event who asked why not 40,000. He said people like me will hear you at 400. At 40,000 we start listening.
Same work. Different number.
That is when it clicked that 10x is easier than 2x. Not because the work is easier, but because a big enough number changes who shows up to help you carry it.
Think so much bigger.

Jordan Reyes took a job promotion an hour and a half from his house and refused to move.
That was on purpose. He wanted the drive to be miserable enough that he would have to build something else. He gave himself three to six months. It took a year and a half, but he got out and started a well drilling company during a California drought.
Years later he had two RV parks under contract in Montana for about $6.5 million and no idea how to come up with the $500,000 down payment. He had 45 days.
He almost skipped a networking meetup that week. Two hour drive, too stressed, plenty of excuses. He went anyway.
Pace Morby happened to be there on an RV tour and mentioned wanting to buy land for a park. Jordan raised his hand. That Saturday they walked the properties together. He sold one park, kept ownership in the other and made $65,000 at closing.
He was not even in the community yet. He joined the next day.
Something he said that I keep thinking about: nobody is ever fully ready. He compared it to having a kid. You are not ready, you have one anyway and you figure it out.

I was in multiple mentorships, trying to find deals, but I couldn't grasp how people were acquiring them at low cap rates and still cash flowing. I ended up looking at RV parks, thinking they were similar to multifamily properties. A few months later, the broker called back about those RV parks, leading to seller-financed deals and my entry into what felt like multi-units, specifically RV parks.
Discovering seller carry for the first time brought a wave of confusion and excitement. Imagine acquiring rent-ready properties, making the same profit without immediate, intensive renovations. This method bypasses the usual BRRRR complexities like seasoning periods and contractor headaches, making the process remarkably simpler and faster.
