Nobody moves to Alabama by accident.

Every relocation client I work with says a version of the same thing. They did the math on where they were living, and the math stopped making sense.

Here is what they gave up.

The median listing price in our metro is around $355,000, and about $168 per square foot. In the DC metro, it's about $310 per square foot. That means Huntsville runs at roughly half the cost per foot, for homes that are often newer and larger.

I drive Madison to Redstone all the time. On a normal morning it is around 30 to 45 minutes.

And this is not a small town. Redstone Arsenal, Cummings Research Park, NASA, Blue Origin, the defense and cyber work.

The jobs are here first. The houses came after.

I’ve lived here close to 20 years. I have watched Madison go from farmland to Town Madison. I know which Clift Farm builders finish on time. I know why Hampton Cove feels different from Providence, and, which one fits which family.

Watching buyers turn into sellers and get burned right now in Huntsville.

Here's the situation. A couple buys a beautiful new build in 2024 — great rate, builder covered most of the closing costs, brand new home they love. About two and a half years in, life changes — job move, growing family, whatever it is — and they need to sell.

Problem: the builder is STILL selling that exact same floor plan, two streets over, in phase 4. Same incentives. Sometimes priced lower than what they paid.

So instead of walking away with equity, they're writing a check at the closing table.

This is what I call phase risk, and it's the #1 thing I wish more buyers in the Huntsville area knew before they ever stepped into a model home in Madison, Hampton Cove, or anywhere across North Alabama.
If your timeline is 2 to 4 years, the move is finding a community that's closing out its final phase — not one that's just getting started.
And honestly? Bring an agent with you BEFORE you tour. Not after you've signed.
